Sand Mastic in Kaimend
Sand mastic across Kaimend and nearby, with every bit of old sealant taken out first.
- Cracked mastic round a front door frame
- Open joints round the window box
- Window mastic to renew ahead of painting
When to call us in Kaimend
Rain on the window surround works into any crack and pushes it out. Windows facing the weather tend to go first.
The problems people normally mention when they call are:
- Mastic that needs renewing before redecorating
- Mastic round period door frames that has failed
- Old sand mastic that has cracked, crumbled or fallen out
- Failed mastic on an exposed elevation
If you let a flat or house near Carstairs station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

Sand mastic for homes and businesses in Kaimend
On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. Common call-outs are for silicone on a period window that looks wrong and gaps round a timber door in stone or brick, on stone surrounds, timber door frames and tenement windows.
Mastic can only go onto a dry joint, so outside work in Kaimend depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.
The work is covered for a year after we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What exactly is sand mastic?
It’s the traditional filler for the joint round timber windows and doors. It combines sand with a linseed-oil-based binder.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Renew mastic before redecorating the windows
- Leave the new mastic unpainted
- Avoid patching sand mastic with silicone
- Avoid heavy scraping on the mastic joint
Look at the mastic when you look over the windows. Catching cracks early keeps repairs small.
Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.
What affects the cost of sand mastic
You’ll get a clear quote before work begins. It’s based on:
- The number and length of the joints
- When we can work, for business premises
- Mould in or behind the old joints
- The product the joint needs
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.
Asking for a quote
To make quoting easier, please include:
- A few photos by email, if you can
- Roughly how big the job is
- What the problem is, such as mould, gaps, leaks or cracking
- The type of property
For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.
How it works
You do not need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes a few hours for a single window, longer for several for a typical job. Around Kaimend, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
Before we arrive
- Mention any parking rules near the property
- Tell us about any water getting in
- Clear the area around the work
How to get a quote
Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job.

Should I try it myself first?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Different surfaces, different methods
Brick reveals
Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.
Stone surrounds
The stone is treated with care while raking out the old mastic.
Sand mastic in Kaimend: local notes
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Around Kaimend, as everywhere, sand mastic is only as good as the preparation behind it.

Leave it or put it right?
Not every filler suits an old window surround. Sand mastic is the like-for-like choice and that can be important for listed homes. In an older home around Kaimend, damp from a failed joint can get into timber and plaster.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.
