Sand mastic in Libberton

How we handle sand mastic in Libberton

Sand mastic skins over fairly quickly but full hardening takes longer. Traditional guidance is not to paint over it, so ask us before you decorate. If you have patchy fillers round a sash window and draughty sash windows at the surround, we can put it right.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

A 12-month guarantee comes as standard, so you are covered after we have gone.

Why deal with it now?

Before painting the windows, it pays to renew the mastic. Paint over cracked mastic will not stop the gaps and traditional guidance is to leave the new mastic unpainted. In a place like Libberton, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Different surfaces, different methods

Stone surrounds

Old stone surrounds are often uneven, so the joint varies in width. Sand mastic is shaped by hand to suit.

Brick reveals

Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.

What affects the cost of sand mastic

The quote reflects the job in front of us. We look at:

  • The type of sealant required
  • Whether the work is at height
  • How much old sealant there is and how hard it is to remove
  • The number of rooms or windows

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • How many joints, rooms or windows are involved
  • A few pictures by email, if you can
  • The type of property
  • Where the job is, and your postcode

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Signs you need sand mastic in Libberton

Some old mastic was never deep enough. Mastic that’s too thin cracks and drops out so we make sure the new mastic is the right thickness.

These are the problems we’re asked about most:

  • Weathered mastic on the most exposed windows
  • Wind and rain getting in round a sash window
  • Gaps round a timber door in stone or brick
  • Open joints round the window box

For an older house near a landmark such as Libberton Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Frames and glazing around Libberton

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you let a flat or house near Carstairs station, any sash windows need sound mastic to keep draughts and rain out.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • Broken panes
  • Decayed frames that need repair
  • Sashes that need overhauling

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Brick reveals
  • Sash and case windows
  • Timber door frames
  • Stone surrounds
  • Period & listed homes
  • Tenement windows

The process

Before we leave, we go over the finished joints with you. The work normally takes anything from a few hours to a full day, depending on how many windows, depending on how much there is to do. Outside jobs in Libberton need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First we agree which joints need doing.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Ask a joiner to look at soft timber first
  • Make sure water runs off the sill
  • Look over the window mastic once a year
  • Take care around the mastic when scraping paint

Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.

Good mastic helps keep the frame dry. Once it fails, water can sit against the timber, which can lead to rot.
