About our gutter sealing in Kaimend

Sealant only bonds to a clean, dry joint. That’s why we take out the old sealant and dirt first, then dry the joint before sealing. We’re often asked to deal with internal damp traced to a gutter joint and water dripping where gutter sections meet, across garage door frames, soffit joints and gutter end caps.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

There’s a 12-month guarantee on every job.

Do you need gutter sealing in Kaimend?

Stop ends take pressure from water running along the gutter. Once the seal behind them fails, they drip.

Look out for any of the following:

  • Old sealant on roofline trims that has split
  • Fascia boards with gaps between them
  • End caps that drip every time it rains
  • Quick sealant fixes on gutters that didn’t last

For landlords with property near Carstairs station, a gutter joint that drips onto the wall can turn into a damp complaint, so it’s worth checking.

Questions to ask before you book

Common questions in Kaimend

Is Kaimend in your area for gutter sealing?

Yes, Kaimend is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

I let a flat near Carstairs station. Can you help?

Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us.

Can a leaking gutter joint be sealed?

Most of the time. A sagging or cracked gutter needs more than sealant, and we’ll tell you.

Can I choose the sealant colour?

We will suggest a colour to suit the surroundings. The product needed can limit the range.

Can sealant stop a sagging gutter leaking?

Sealing a sagging joint won’t last. A gutter installer needs to refix it, and we’ll tell you if that’s what we find.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

When something else is needed

To be straight with you, some problems need a different trade:

  • Guttering that needs replacing
  • Water backing up from a blocked pipe
  • Fascias that need replacing

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

What affects the cost of gutter sealing

The price is agreed before any work begins. It’s based on:

  • The old material and how stubborn it is
  • Mould in or behind the old joints
  • The type of sealant required
  • The amount of work

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • A few photos by email, if you can
  • How many joints, rooms or windows are involved

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work and send you a clear quote.

Surface by surface

Gutter end caps

Drips from a stop end run down the brickwork. It’s a small job to fix.

Garage door frames

Frame-to-brick joints face the weather. An exterior sealant suits them.

Walls and rooflines in Kaimend

Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

In and around Kaimend, as anywhere, good gutter sealing starts with a clean, dry, properly prepared joint.

What happens if it’s left?

A bead squeezed onto a wet joint might hold for a while, but it soon lets go. Cleaning out and drying the joint first is what makes it last. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

What you get with us

  • We never seal over old sealant
  • Colour picked to suit the job
  • Quality sealants from Arbo and Everbuild

How it works

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on the number of joints and the access. Outdoor work around Kaimend depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start by tracing the leak and checking the gutter itself is sound.
  2. We clean out the joint and take out the old sealant.
  3. We make sure the joint is dry before sealing.
  4. We seal the joint with a sealant made for gutters and outdoor use.
  5. The run is checked and any debris near the joints is cleared.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
  • Let us know about earlier repairs to the joints
