External mastic for homes and businesses in Kaimend
For buildings in Kaimend, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. We work on façade panels, concrete & block and brickwork movement joints, and people most often call us about hard, crazed mastic that has stopped moving and panel joints letting water in.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What sealant work can’t fix
We’d rather tell you now than do work that won’t last, so these are the limits:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Render that is blown, hollow or coming away
- Damp that is not coming from the joint
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
What we seal
- Brickwork movement joints
- Render & cladding joints
- Joints between brick and frames
- Copings & trims
- Façade panels
- Concrete & block
What we do, step by step
There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours to a few days, depending on the length of joint and the access from start to finish. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First we look over the joints with you, agree which to renew and talk through access.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Getting ready for the visit
- Mention if the joints have been sealed before
- Move anything stored near the joints
- Plan for the work area to be out of bounds to pets and children

Quotes for external mastic in Kaimend
The price is agreed before any work begins. It takes into account:
- Which sealant suits the joint
- Mould in or behind the old joints
- Whether the work is at height
- The number of rooms or windows
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- If it’s domestic, commercial or a hotel
- Any previous sealing or DIY work
- The rough size of the job
- What the problem is, such as mould, gaps, leaks or cracking
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. Our tips:
- Have failed joints looked at early
- Wash walls gently around the sealant
- Don’t let climbing plants root in the sealant
- Show decorators and builders where the movement joints are
Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal.
For landlords and businesses
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
In hotels, rooms out of use cost money, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
What external mastic looks like in Kaimend
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.
Around Kaimend, as everywhere, external mastic is only as good as the preparation behind it. Rented homes near Carstairs station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What happens if it’s left?
Pointing a movement joint with mortar might seem a neat fix, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. In an older home around Kaimend, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
The cost depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
