About our fire rated sealant in Newbigging

Ordinary silicone or decorators’ caulk in a fire-stopping gap is not a fire-rated seal. Anything unsuitable comes out first and the gap is resealed with a product tested for that use. We work on door frames, pipe & cable gaps and service penetrations, and common reasons people get in touch are standard silicone or caulk in a fire-stopping gap and fire seals that have cracked with movement.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

Our work is backed for twelve months.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Store the list of sealed gaps with your building paperwork
  • Include fire stopping when you schedule refits
  • Make resealing part of every contractor’s brief
  • Ask which product was used before you paint

Don’t drill through or remove a fire seal without putting it back properly. New services through a sealed wall should include fire stopping in the plan.

Small gaps around services are simple to deal with while there are only a few. Leave them and each new job adds another hole and the job gets bigger.

Signs you need fire rated sealant in Newbigging

In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It may look fine, but it is not a fire-rated seal.

It’s worth asking for a quote if you see:

  • Ordinary sealant used where a fire-rated product was needed
  • Damaged fire sealant left by other trades
  • Gaps where walls meet ceilings or slabs
  • Cracked or shrunken fire-rated sealant

Around Newbigging, as everywhere, fire rated sealant is only as good as the preparation behind it.

10 questions to ask before you book

Surface by surface

Door frames

We deal with the gap around the frame, not the door. The door leaf, its seals and closer need a door specialist, and we will say if we spot a problem with them.

Flats and HMOs

In occupied buildings, we plan the order of work with you. We agree access to each flat and the common parts before work begins so residents know what to expect.

Why act early in Newbigging

A quick fill with any sealant to hand isn’t fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. In a place like Newbigging, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Commercial buildings in Newbigging

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details; we don’t certify buildings or carry out fire risk assessments.

For landlords with property near Carstairs station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What we do, step by step

On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work generally takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Newbigging may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we work through your list or survey, measuring each gap and checking what it’s formed in.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.

How to prepare

  • Tell us about any water getting in
  • On commercial sites, let us know about site rules
  • Keep pets and children clear of the area while we work

What sealant work cannot fix

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Walls or floors that weren’t built to resist fire
  • Issuing a fire rating or certificate for a building
  • Large holes that need a different fire-stopping system

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Surfaces we seal

  • Pipe & cable gaps
  • Linear gaps
  • Door frames
  • Service penetrations
  • Plasterboard & masonry
  • Flats & HMOs

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Questions from Newbigging

Do you cover smaller places like Newbigging?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Carstairs station?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.

Do you carry out fire risk assessments?

No, we don’t assess buildings. When your assessor or designer has set out what’s needed, we’ll quote for the sealant work on it.

What does intumescent mean?

Intumescent describes a material that swells in heat. Many fire-rated sealants work this way, but not all, and the choice depends on the gap.

Do you offer different sealant colours?

We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Do you have insurance?

Yes. We are fully insured, with over 20 years’ experience in sealant work.

How do I get a quote for fire rated sealant in Newbigging?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
