Wildmanbridge homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Schools such as Carluke High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Wildmanbridge is about 2 miles north-west of Carluke, in South Lanarkshire. Wildmanbridge gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Across South Lanarkshire, we cover 139 places, Wildmanbridge among them. You can also see our page for Glasgow, roughly 17 miles from Wildmanbridge.

Bathroom resealing in Wildmanbridge

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. If you’re dealing with water getting behind the kitchen upstand and leaks into the floor or ceiling below, we can put it right.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Every job is covered by our 12-month guarantee.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish. Somewhere like Wildmanbridge may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Mention any sign-in or site rules at work premises
  • Clear items away from the joints we are working on

Advice

What affects the cost of bathroom resealing

You’ll get a clear quote before we start. It’s based on:

  • The type of sealant required
  • Any mould that needs treating
  • The old material and how stubborn it is
  • How many areas need sealing

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part.

Helping us quote

To make quoting easier, let us know:

  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • Any access issues, like height or stairs
  • Where the job is, and your postcode

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Common questions in Wildmanbridge

Will you come out to Wildmanbridge?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is Wildmanbridge in your area for bathroom resealing?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

Can you reseal around my kitchen sink and worktop?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Landlord and commercial work in Wildmanbridge

If you manage several properties in or around Wildmanbridge, several properties can be quoted together. Just tell us the addresses and what each one needs.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Common problems we fix in Wildmanbridge

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Signs it’s time to call us include:

  • Gaps between the worktop and the wall
  • Two layers of silicone, both failing
  • Lumpy, uneven sealant from a DIY attempt
  • Splits where the tray meets the wall

Letting a property close to Carluke station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What your quote should include

  • Whether the sealant suits the joint
  • Who does the work, and how experienced they are
  • The length of the guarantee
  • How long to leave it before use

Choosing a sealant specialist

Surface by surface

Basins & vanity units

Basin joints are short and close to eye level: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

Why deal with it now?

A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit generally makes better use of the time than several visits. We will give you a clear price for the lot.

Why us?

  • Old sealant always removed completely
  • White, clear, grey or coloured to suit, where the product allows
  • Arbo and Everbuild products
  • Anti-fungal silicone where joints get wet
