About our bathroom resealing in Morningside
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include sealant that has split, shrunk or peeled away and water getting behind the bath panel, across wet rooms, baths and kitchen worktops & upstands.
For a place like Morningside, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Every job is covered by our one-year guarantee.

To be straight with you, there are a few things sealant won’t fix:
- A tray that rocks until it’s re-bedded
- Damage behind the tiles that needs a tiler
- Leaks from a shower valve, waste or pipework (a plumber’s job)

Bathroom resealing around Morningside
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you look after a building such as Coltness High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Wishaw station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How the job changes by surface
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, including a food-safe sealant where that is needed. The bead is finished smooth so it wipes clean.

Morningside: your questions answered
Is Morningside within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you cover Morningside for bathroom resealing?
Yes. We work across all of Scotland, and Morningside is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
How long does it take to reseal a bath or shower?
It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.
Can new silicone go straight over the old?
No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. We always take the old sealant out completely.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it normally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Do you do kitchens as well as bathrooms?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Can I do it myself?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
How we quote for bathroom resealing
The price is agreed before any work begins. It takes into account:
- How many rooms, windows or areas are involved
- How easy the joints are to reach
- Mould in or behind the old joints
- The number and length of the joints
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
Asking for a quote
When you contact us, these details help:
- The problem you’ve noticed
- Whether it’s a home or a business
- If someone has resealed it before
- Roughly how big the job is
To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before work begins.
How it works
We bring everything the job needs with us. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes around two hours for one bath or shower, longer for a whole bathroom. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Preparing for the visit
- Let us know about parking restrictions
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children
Getting a quote
Asking for a quote is easy: let us know the job and the location. A few pictures by email make the job easier to understand, and we’ll take it from there.
Related advice
Do you need bathroom resealing in Morningside?
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Any of these means the joints need attention:
- Shrunken sealant along the back of a worktop
- A messy, uneven bead from a previous reseal
- Water getting behind the bath panel
- Black spots spreading through the bead
In the older streets around Coltness Memorial Church, walls and floors in older homes can move, and sealant and grout show it first.
