How we handle window mastic in Overtown

Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that cannot flex, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. If you have gaps left after new windows were fitted and water coming in at the bottom corners of a door, we can put it right, on aluminium frames, timber windows & doors and patio & French doors alike.

Outdoor sealant needs a dry surface, so window work around Overtown is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

All our work comes with a 12-month guarantee.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

The process

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of frames, longer for a whole house. Outdoor work around Overtown depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Window mastic in Overtown: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. With historic houses such as Cambusnethan House (about 1.4 miles west) nearby, there’s older building stock in the area around Overtown as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

For site and facilities teams at buildings such as St Aidan's High School, the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as Overtown Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Common questions in Overtown

Can you help a landlord with a rental near Wishaw station?

Yes, we work for landlords and agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Is Overtown within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you guarantee window mastic?

Yes, for 12 months. Keeping drainage clear and checking the joints yearly helps them last.

Can new sealant go over the old?

No. We remove every bit of old sealant first.

Will the old sealant be removed?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

When is the sealant fully cured?

It depends on the product and the conditions. We tell you how long to leave it before we go.

How many windows can you do in a day?

Allow a few hours for a handful of frames, longer for a whole house. Access and how stubborn the old mastic is affect the time most.

Honest limits

We’d rather tell you now than do work that will not last, so these are the limits:

  • A door that needs adjusting, rehanging or new seals
  • Faulty window hardware
  • Rotten timber, which needs a joiner first

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Composite doors
  • Timber windows & doors
  • Patio & French doors
  • Aluminium frames
  • Window sills
  • uPVC windows

What we’re called out for in Overtown

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

If you can see any of these, it’s time to have the joints looked at:

  • A bead that does not match the frame
  • Black, perished sealant on frames
  • Cracked internal joints between frame and plaster
  • Whistling draughts around closed windows

Rented homes near Wishaw station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Choosing a sealant specialist

What happens if it’s left?

A quick bead over the top of old mastic looks like an easy fix, but new sealant cannot bond to old, crumbling mastic. It peels before long, and water still gets in behind. The old mastic has to come out. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Why us?

  • 20+ years of sealant experience
  • White, clear, grey or another colour, product permitting
  • A sealant colour to suit the surroundings
  • Sanitary silicone with an anti-fungal additive in wet areas

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Ventilate rooms so frames do not stay wet inside
  • Don’t paint over the silicone
  • Don’t use solvent cleaners on the joint
  • Avoid blasting the frames with a pressure washer

Keep the new mastic undisturbed while it cures, for as long as we advise. Don’t point a pressure washer at the joints.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
