About our bathroom resealing in Ashgill

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. Typical jobs include leaking joints on a shower screen and two layers of silicone, both failing, on kitchen worktops & upstands, basins & vanity units and shower trays & enclosures.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Whatever the size of the job, it’s backed by our 12-month guarantee in Ashgill and across South Lanarkshire.

What we do, step by step

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes two to three hours for a typical bath, depending on how much old sealant there is. Outside jobs in Ashgill need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

We also work for property managers and facilities teams. We can quote a run of properties together, and we are fully insured for the work.

Bathroom resealing around Ashgill

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

For landlords with property near Larkhall station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Larkhall Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions from Ashgill

Will you come out to Ashgill?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you cover Ashgill for bathroom resealing?

Yes, Ashgill is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Does the resealing come with a guarantee?

Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Where are you based?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Why deal with it now?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. In an older home around Ashgill, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Doing several joints on one visit is normally more efficient than separate visits. We will give you a clear price for the lot.

What we are called out for in Ashgill

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Common reasons people contact us include:

  • Leaking joints on a shower screen
  • A reseal done over the top of the old bead
  • Leaks into the floor or ceiling below
  • Gaps between the worktop and the wall

If you live in an older home near Dalserf Kirk, older homes can move a little, which is hard on rigid grout and tired sealant.

How the job changes by surface

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point.

Shower trays & enclosures

The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.
