Bathroom resealing in Netherburn

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Typical jobs include a messy, uneven bead from a previous reseal and splits where the tray meets the wall, on kitchen worktops & upstands, baths and wet rooms.

A bathroom in a place like Netherburn gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Whatever the size of the job, you get the same one-year guarantee.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What the job involves on each surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

Basins & vanity units

The back of a basin gets wet every time someone washes. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Work for landlords, hotels and businesses

We also work for property managers and facilities teams in Netherburn and across South Lanarkshire. Several sites can go on one quote, and we are fully insured.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Signs you need bathroom resealing in Netherburn

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

Look out for any of the following:

  • Water escaping at the shower enclosure
  • Water getting behind the bath panel
  • Gaps where the bath or tray has moved
  • Sealant that has split, shrunk or peeled away

Around Netherburn, as everywhere, bathroom resealing is only as good as the preparation behind it.

What your quote should include

  • What the cure time is
  • What happens if they find a problem under the old sealant
  • Whether VAT is included
  • What preparation is included

10 questions to ask before booking

Keeping the joints in good condition

So the new joints stay in good condition:

  • Keep bottles off the sealant line
  • Keep an eye on the corners, where splits start
  • Avoid abrasive pads on the sealant
  • Clean with a mild bathroom cleaner and a soft cloth

Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

FAQs for Netherburn

Do you cover Netherburn for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Netherburn is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is Netherburn within the area you cover?

Yes. Netherburn is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is it OK to put new sealant on top of the old bead?

No. New silicone will not bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

How long before the new sealant can get wet?

We give you the cure time before we leave, and it’s usually around 24 hours. Using it sooner can damage the bead.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

What sealant work can’t fix

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Water coming from the plumbing rather than the joint
  • A tray that rocks until it’s re-bedded
  • Cracks in the tray itself rather than the joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Sinks & splashbacks
  • Basins & vanity units
  • Wet rooms
  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures

How it works

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen in most cases. For a place like Netherburn, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Before we arrive

  • On commercial sites, let us know about site rules
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know if you’ve seen damp or leaks

Netherburn homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Rented homes near Carluke station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
