Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Keep bottles off the sealant line
  • Open a window or run the fan so the room dries
  • Do not leave water standing on kitchen joints
  • Keep scourers and sharp tools away from the bead

Clean the silicone with care: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Bathroom resealing in Dalserf

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. We work on baths, kitchen worktops & upstands and shower trays & enclosures, and people most often call us about mouldy sealant that has gone black and water getting behind the kitchen upstand.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

A 12-month guarantee comes as standard, so you are covered after we’ve gone.

How the visit works

When we arrive, we start by going over the job with you. We protect the surfaces around the joints before any work begins. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Around Dalserf, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First the area is protected and every bit of old sealant removed.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Before we arrive

  • Clear the area around the work
  • Keep pets and children clear of the area while we work
  • For business premises, tell us about site rules or sign-in

Why deal with it now?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Why book with us

  • A 12-month guarantee on all work
  • Approved under the ARBOMaster scheme
  • A sealant colour to suit the surroundings
  • Tidy, careful work

See our cost guide or customer reviews.

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Your questions about bathroom resealing in Dalserf

Do you work for landlords with property near Larkhall station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Is Dalserf within the area you cover?

Yes. Dalserf is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Which products do you use?

Products from Arbo and Everbuild, among others, picked for each joint. We will tell you what we are using and why.

Does the resealing come with a guarantee?

Yes, a 12-month guarantee. Looking after the joint as we suggest helps it last.

What colours of sealant can you use?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

What bathroom resealing looks like in Dalserf

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Homes close to Dalserf Kirk include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. For site and facilities teams at buildings such as Larkhall Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Larkhall station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Different surfaces, different methods

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • A cracked shower tray or bath (that needs repair or replacement)
  • Water getting in through the grout rather than the sealant
  • Tiles that have come away from the wall

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.
