External mastic for homes and businesses in Netherburn

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. Typical jobs include rain getting behind render or cladding at a joint and moss and dirt in joints with no sealant left, across joints between brick and frames, façade panels and render & cladding joints.

External sealant needs dry surfaces, so outdoor work around Netherburn is planned around the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

Your job is guaranteed for a year, as with all our work.

Honest limits

A few problems are outside what sealant work can do:

  • Failed render or damaged cladding panels
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Movement that is more than a sealant joint can take

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Joints between brick and frames
  • Render & cladding joints
  • Façade panels
  • Brickwork movement joints
  • Concrete & block
  • Copings & trims

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Landlords, agents and businesses in Netherburn

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

External mastic in Netherburn: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Historic houses like Cambusnethan House (about 3.5 miles north-west) are a reminder that the area around Netherburn has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

For landlords with property near Carluke station, failed wall and movement joints let damp in, so they’re worth checking between tenancies. Historic houses such as Cambusnethan House, about 3.5 miles north-west, show how far back building around Netherburn goes.

How the visit works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours to a few days, depending on the length of joint and the access for a typical job. Somewhere like Netherburn may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in
  • Keep pets and children clear of the area while we work

Advice

How we quote for external mastic

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height
  • The number of rooms or windows

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Helping us quote

To make quoting easier, let us know:

  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • Where the job is, and your postcode

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.

Questions from Netherburn

Can you help a landlord with a rental near Carluke station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Can you do external mastic in Netherburn?

Yes, Netherburn is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear quote.

How long before the joint can be used?

That depends on the sealant used, so follow the cure time we give you.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Is there a guarantee?

Yes. Each job is guaranteed for twelve months.

Can you seal joints between render and window frames?

Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. The sealant is matched to both sides.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we’re fully insured too.

What the job involves on each surface

Render joints

Render has movement joints and stop beads that need sealing. We reseal them with a flexible exterior sealant that suits the render colour.

Cladding and façade panels

If the façade has a specified sealant, that’s what we use, or one the system allows. Tell us what the building has when you get in touch.

Aftercare tips

So the new joints stay in good condition:

  • Clear growth from the base of walls and joints
  • Have failed joints looked at early
  • Keep high-pressure jets off the joints
  • Leave the joints unpainted unless we have said otherwise

Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint and spoil the finish.

Once a joint cannot move, the wall finds another way, normally as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
