- New sealant laid over old sealant that is now lifting
Bathroom resealing in Carfin
Kitchens need the same care as bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have leaking joints on a shower screen and black spots spreading through the bead, we can put it right, whatever the surface.
Bathrooms in smaller places like Carfin work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
All our work comes with a 12-month guarantee.

Yes, we can. Several rooms, windows or areas can go on one quote.

Yes. We work for homeowners, landlords, letting agents, businesses and hotels.

How to look after the new joints
Good habits help new joints last longer. A few tips:
- Look for lifting corners and small gaps now and then
- Squeegee the walls and tray after use
- Open a window or run the fan so the room dries
- Stick to a soft cloth and a mild cleaner
Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.
Do not wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.
What the job involves on each surface
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
Shower trays & enclosures
Shower trays are sealed to the wall, and enclosures are sealed to the tray and tiles. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.
What we’re called out for in Carfin
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.
Common reasons people contact us are:
- Gaps where the bath or tray has moved
- Water getting behind the bath panel
- A reseal done over the top of the old bead
- Cracked, shrunken or lifting silicone
Schools such as Taylor High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
What your quote should include
- The length of the guarantee
- How the joint is cleaned and prepared
- Whether you can choose the colour
- Are they insured?
Why deal with it now?
The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early. Around Carfin, water from a failed joint in an older stone home can soak into timber and plaster.
We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

The process
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes around two hours for one bath or shower, longer for a whole bathroom, depending on the amount of work. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Getting ready for the visit
- Keep children and pets away from the work area
- Tell us if parking is tricky
- Let us know about stairs, lifts or work at height

How we quote for bathroom resealing
The quote reflects the job in front of us. We take into account:
- How much there is to do
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- How many areas need sealing
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.
Helping us quote
Photos by email are helpful but not essential. Try to tell us:
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
- Any previous sealing or DIY work
- Pictures of the joints, sent by email
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
Bathroom resealing around Carfin
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Carfin station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
