Glazing silicone for homes and businesses in Carfin
Not every silicone suits glass. Our applicators use neutral-cure glazing silicone, which suits glass and most frame materials, and we tool it to a neat, even finish. Common call-outs are for drips on the inside of a conservatory window and silicone pulling away from the glass, across shower screens, glass-to-glass joints and conservatory frames.
Mastic can only go onto a dry joint, so outside work in Carfin depends on the weather. Let us know about access to every frame, including any upstairs.
There’s a 12-month guarantee on every job, whatever its size.

Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Check the silicone on glass every year or so
- Keep conservatory gutters clear of leaves
- Keep air moving in the conservatory
- Clean glass with a mild cleaner and a soft cloth
Clear the conservatory gutters regularly, so water drains away from the joints. Blocked gutters can push water where it shouldn’t go.
Don’t leave lifting or mouldy silicone on glazing. Once it starts to peel, water gets behind it and the leak gets worse.

FAQs for Carfin
Can you help a landlord with a rental near Carfin station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Is Carfin in your area for glazing silicone?
Yes, Carfin is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.
Can you reseal the base of a glass balustrade?
Yes, we reseal the joint at the base channel. We don’t install or replace the glass.
Does someone need to be in?
It depends on the job. For work indoors, someone needs to let us in.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Is the work guaranteed?
All our work has a 12-month guarantee.
What do you put in the joint?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Is a special sealant needed for glass?
A glazing-grade silicone is best. We use neutral-cure glazing silicone with anti-fungal products in bathrooms.
The process
A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. It normally takes a few hours, depending on how many joints need doing. Around Carfin, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, we trace the leak and check it’s coming through a sealant joint.
- Old silicone is cut away from the glass and frame without scratching either.
- We clean the joint with a solvent that suits the glass and frame.
- New glazing silicone goes in and is tooled to a neat finish.
- We check the joints and, where safe, run water over them.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky

How we quote for glazing silicone
Your quote is based on your job. We take into account:
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
- The type of sealant required
- The amount of work
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- Whether it’s a home or a business
- Whether it has been sealed before
- How we’d reach the joints
- Pictures of the joints, sent by email
There’s no standard price list. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.
What we cannot put right
To be straight with you, some problems need a different trade:
- Rotten or badly damaged frames
- Glass that needs replacing
- A roof that has moved or dropped
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
Joints and surfaces we work on
- Glass-to-frame joints
- Shower screens
- Glass-to-glass joints
- Rooflights
- Conservatory frames
- Glass balustrade bases
Leave it or put it right?
Dealing with a leaking shower screen early protects the floor and ceiling. Water from a failed joint can soak into the floor before you notice. Around Carfin, water from a failed joint in an older stone home can soak into timber and plaster.
Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.
What you get with us
- Neat joints and a tidy finish
- Rated 4.9 stars on Google
- ARBOMaster approved applicator
- Arbo and Everbuild products

Glazing silicone in Carfin: local notes
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. With historic houses such as Cambusnethan House (about 3.2 miles south) nearby, there’s older building stock in the area around Carfin as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
Rented homes near Carfin station change hands often, and glazing joints are worth checking at the end of a tenancy, before a small leak grows. Managing a site like Taylor High School? Then larger buildings have plenty of frames, and the mastic around each one ages. Cambusnethan House, about 3.2 miles south, is one of the historic houses in the wider area around Carfin, and older homes nearby need a sealant that suits their walls.
