How we handle bathroom resealing in Hareshaw

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include sealant that has split, shrunk or peeled away and shrunken sealant along the back of a worktop, across shower trays & enclosures, wet rooms and basins & vanity units.

A bathroom in a place like Hareshaw gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

There’s a 12-month guarantee on every job.

DIY versus a professional finish

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Do you need bathroom resealing in Hareshaw?

No sealant lasts indefinitely. Daily water, heat and cleaning products take their toll over the years, so its life depends on how the room is used, cleaned and aired.

It’s worth asking for a quote if you see:

  • Damp behind the bath or under the tray
  • Gaps between the worktop and the wall
  • Sealant that has split, shrunk or peeled away
  • Gaps where the bath or tray has moved

Schools such as Brannock High School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Questions to ask before booking

  • Whether they’re fully insured
  • How long the guarantee is
  • Whether you can choose the colour
  • How the surfaces are prepared before sealing

Our hiring checklist

How it works

Every visit runs the same way: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes around two hours for one bath or shower, longer for a whole bathroom. Around Hareshaw, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Mention any parking rules near the property
  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed

Keeping the joints in good condition

So the new joints stay in good condition:

  • Wait for the cure time we give you
  • Keep bottles off the sealant line
  • Keep an eye on the corners, where splits start
  • Stick to a soft cloth and a mild cleaner

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Questions from Hareshaw

Is Hareshaw within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Cleland station?

Yes, we work for letting agents and landlords. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

How do I get a quote for bathroom resealing in Hareshaw?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us and we are fully insured.

Can I choose the colour of the sealant?

You’re not limited to white: white, clear and colours to suit tiles and worktops. We’ll talk it through when we quote.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

Where do you work from?

We work from Crawley. Our applicators cover Hareshaw.

What sealant work can’t fix

In fairness, some problems need a different trade:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracked or missing grout between tiles (that’s regrouting)
  • A bath or tray that moves because it is not properly supported

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands
  • Wet rooms
  • Sinks & splashbacks
  • Basins & vanity units

What the job involves on each surface

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Wet rooms

Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Bathroom resealing around Hareshaw

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you let a flat or house near Cleland station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Leave it or put it right?

Dealing with sealant early is a short job: the work takes around two hours for one bath or shower, longer for a whole bathroom. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In an older home around Hareshaw, damp from a failed joint can get into timber and plaster.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
