Sand mastic in North Motherwell

Sand mastic in North Motherwell, done properly

For a listed home or one in a conservation area, ask your local planning authority whether consent is needed for work to windows. Like-for-like sand mastic is often the preferred finish. We work on stone surrounds, period & listed homes and timber door frames, and people most often call us about cement or filler used on old window joints that has cracked and mastic worn away on windows facing the weather.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Sash and case windows

On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.

Period and listed homes

Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.

What sealant work can’t fix

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Cracked or broken glass
  • Planning or listed building consent (your local planning authority decides)
  • Rotten sashes, sills or window boxes (a joiner’s job)

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Common questions in North Motherwell

Can you help a landlord with a rental near Motherwell station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do you cover smaller places like North Motherwell?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can I choose the sealant colour?

In most cases you can choose. We’ll tell you which colours the right product comes in.

How long will you be here?

Typically it takes a few hours per window, depending on the condition of the joints. Bigger jobs take longer.

Is there any odour?

That depends on the sealant. Some products have a noticeable smell, others very little.

Are you insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

When will the new mastic be hard?

A skin forms quite soon, but full hardening takes longer. We’ll explain what to expect before we leave.

Where is Mr Mastic based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

How it works

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job normally takes anything from a few hours to a full day, depending on how many windows. For a place like North Motherwell, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

Before we arrive

  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work
  • On commercial sites, let us know about site rules

Advice

Do you need sand mastic in North Motherwell?

Sand mastic slowly weathers. It dries out, cracks and loses its grip on the stone or timber.

Signs it’s time to call us include:

  • Crumbling sand mastic round a window
  • A silicone bead on a sash window that spoils the look
  • Tired mastic found when preparing windows for paint
  • Gaps between timber frames and stone or brick

Letting a property close to Motherwell station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Take care around the mastic when scraping paint
  • Get any rot dealt with first
  • Find out about consent before window work on a listed home
  • Make sure water runs off the sill

Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.

Good mastic helps keep the frame dry. Once it fails, water can sit against the timber and timber that stays wet can rot.

North Motherwell homes and the weather

North Motherwell is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out. With historic houses such as Cambusnethan House (about 3.8 miles south-east) nearby, there’s older building stock in the area around North Motherwell as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

For an older house near a landmark such as Dalziel North Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as Ladywell Primary School, the mastic around its windows and doors needs looking after like any other building’s.

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for.
