Bathroom resealing in Quarter

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you’re dealing with new sealant laid over old sealant that is now lifting and leaks into the floor or ceiling below, we can help, on baths, basins & vanity units and kitchen worktops & upstands alike.

In and around a place like Quarter, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All of our work is guaranteed for twelve months, in Quarter and everywhere else we cover.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Keep scourers and sharp tools away from the bead
  • Dry the bead with a towel now and then
  • Let new sealant cure fully before it gets wet
  • Keep bottles off the sealant line

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.

What we cannot put right

We will always be straight with you, so here’s what new sealant will not do:

  • Damage behind the tiles that needs a tiler
  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What happens if it’s left?

A quick bead over the top of the old one might look better for a while, but it will not bond. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Common problems we fix in Quarter

Sealant laid on a damp, dusty or greasy joint never bonds properly. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

Signs it’s time to call us include:

  • Damp behind the bath or under the tray
  • New sealant laid over old sealant that is now lifting
  • Shrunken sealant along the back of a worktop
  • Gaps where the bath or tray has moved

For site and facilities teams at buildings such as Larkhall Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Choosing a sealant specialist

The process

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts

Bathroom resealing around Quarter

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For landlords with property near Chatelherault station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Homes close to Quarter Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Common questions in Quarter

Is Quarter within the area you cover?

Yes. Quarter is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do bathroom resealing in Quarter?

Yes, Quarter is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Can mouldy silicone be sorted out?

Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.

I’m a tenant. Can you help?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Can you quote for more than one area?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Where is Mr Mastic based?
