Sand mastic for homes and businesses in Dalmarnock
Silicone on a period window often looks wrong and is not always the right material. Sand mastic is the traditional choice, and we can replace one with the other. Common call-outs are for old sand mastic that has cracked, crumbled or fallen out and silicone on a period window that looks wrong, on sash and case windows, period & listed homes and tenement windows.
Tenement flats in Scotland’s cities often have windows high above the street, so the mastic outside can go unchecked for years. For a flat in Dalmarnock, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.
The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

Dalmarnock questions
Who arranges sealant work on the shared parts of a tenement in Dalmarnock?
It generally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t.
Is Dalmarnock in your area for sand mastic?
Yes. We work across all of Scotland, and Dalmarnock is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator.
Can you match the sealant colour?
In most cases you can choose. We’ll tell you which colours the right product comes in.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can I paint the new mastic?
Sand mastic is normally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.
What guarantee comes with the work?
Every job comes with our 12-month guarantee.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
What happens on the day
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to a full day, depending on how many windows, depending on how much there is to do. For a tenement in Dalmarnock, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
How to prepare
- Keep pets and children clear of the area while we work
- Let us know if you’ve seen damp or leaks
- Tell us about access, such as stairs, a lift or high-level joints
Getting a quote
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.
Advice
Dalmarnock homes and the weather
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Historic houses such as Provand's Lordship, about 1.7 miles north-west, show how far back building around Dalmarnock goes. Letting a property close to Dalmarnock station? Then any sash windows need sound mastic to keep draughts and rain out.
Dalmarnock is about 2 miles south-east of Glasgow, in Glasgow. Dalmarnock gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our Glasgow coverage runs to 183 places, and Dalmarnock is one of them.
All of G40, G73 and G5 is covered for sand mastic, from the main roads to the quietest streets. When to call us in Dalmarnock
Water gets into small cracks in the mastic and loosens it further. Exposed elevations generally fail first.
Signs it’s time to call us include:
- Mastic dropping out of the joint
- Mastic that needs renewing before redecorating
- Draughty sash windows at the surround
- Gaps round a timber door in stone or brick
Managing a site like John Bosco Secondary School? Then the mastic around its windows and doors needs looking after like any other building’s.
What your quote should include
- What product goes in the joint
- How long the guarantee is
- What preparation is included
- Whether all the old sealant comes out first
Why act early in Dalmarnock
Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic is the like-for-like choice, which can matter on listed and conservation-area homes. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What to tell us when you ask for a quote:

Period and listed homes
Many older homes were built with sand mastic round the windows. On listed buildings, check with your planning authority first.
Sash and case windows
Most of our sand mastic work is on sash windows. We renew the mastic round each box.
How to look after the new joints
To keep the joints looking good and working properly:
- Avoid patching sand mastic with silicone
- Don’t paint over the new mastic
- Get any rot dealt with first
- Avoid heavy scraping on the mastic joint
Keep paint scrapers and sanders off the mastic when redecorating. Hard scraping can loosen it.
Good mastic helps keep the frame dry. Failed mastic lets water reach the timber and timber that stays wet can rot.
