Your questions about sand mastic in Oatlands

How is work on the outside of a tenement in Oatlands normally arranged?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not, and we can quote for the factor or the owners directly.

Do you work for landlords with property near Dalmarnock station?

Yes. We work for landlords and agents as well as householders. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Is it possible to take out silicone and use sand mastic instead?

Often, yes. Once the silicone is out and the joint prepared we point it with sand mastic.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

How long does sand mastic take?

It depends on the size of the job, but most jobs take a few hours for a single window, longer for several. We’ll give you a better idea when we quote.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Is it possible to paint over sand mastic?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Ask us before decorating.

Is there any odour?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Sand mastic for homes and businesses in Oatlands

Sand mastic doesn’t last for ever, leaving gaps round the window. We rake it out and renew it so the surround looks right again. We work on sash and case windows, timber door frames and tenement windows, and people most often call us about modern sealant on a period surround and window mastic to renew ahead of painting.

Tenement flats in Scotland’s cities often have windows high above the street, where failing mastic is easy to miss. For a flat in Oatlands, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.

All our work is covered by a 12-month guarantee.

Sand mastic in Oatlands: local notes

Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, often through a property factor. Windows normally belong to the flat, but the title deeds have the final say. Historic houses like Provand's Lordship (about 1.6 miles north) are a reminder that the area around Oatlands has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.

Managing a site like John Bosco Secondary School? Then larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Dalmarnock station? Then older sash windows in a rental need their mastic kept sound to keep the weather out. Historic houses such as Provand's Lordship, about 1.6 miles north, show how far back building around Oatlands goes.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours per window, depending on the condition of the joints, depending on the amount of work. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Oatlands, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

How to prepare

  • Mention any leaks or damp you’ve noticed
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

Advice

Different surfaces, different methods

Period and listed homes

Period homes look their best with traditional materials.

Sash and case windows

A sash window’s box frame sits in the masonry opening. The gap round it is pointed with sand mastic.

Why deal with it now?

Not every draught comes from the sashes themselves. Open mastic joints round the box can let air in, and renewing the mastic closes them. In a tenement flat in Oatlands, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Why book with us

  • We’re fully insured
  • Tidy, careful work
  • Anti-fungal sanitary silicone in wet areas
  • Experience in homes, commercial sites and hotels

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Putty and glazing repairs
  • Timber that has rotted
  • Sash cords, weights and draught-proofing of the sashes

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Brick reveals
  • Sash and case windows
  • Stone surrounds

DIY sealant or a professional job?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

How we quote for sand mastic

We quote each job individually. These are the things that affect it:

  • The old material and how stubborn it is
  • The type of sealant required
  • The number of rooms or windows
  • Access and height

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before work begins.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • The type of property
  • The address or postcode of the job
  • What’s wrong with the joints now
  • Access, such as stairs, a lift or height

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We’ll send you a clear quote before any work starts.

Looking after it afterwards

Aftercare is simple, and it makes a real difference:

  • Keep sills and gutters clear so water drains away
  • Get any rot dealt with first
  • Take care around the mastic when scraping paint
  • Find out about consent before window work on a listed home

Avoid painting over the new mastic, as traditional guidance advises. If you’re redecorating, ask us first.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.
