Bathroom resealing across G4: what to expect
A reseal only lasts if the joint is properly prepared. The old sealant is removed to the last smear, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We’re often asked to deal with leaking joints on a shower screen and black mould in the silicone that won’t clean off, across wet rooms, kitchen worktops & upstands and basins & vanity units.
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It generally takes a morning or an afternoon for most single baths and showers.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.

Landmarks near Port Dundas
Typical jobs here are in homes near 81 pub, College of Piping and St Aloysius' College. Other local landmarks include Andersonian Library (0.8 miles south-east), St Vincent Street Church (0.9 miles south-west), Glasgow (less than half a mile south) and Kelvingrove Park (1.3 miles west). The nearest railway station is Glasgow Queen Street station, about 0.7 miles south of the centre. Nearby you will also find Bishop's Castle (1 mile south-east) and Chinatown (less than half a mile south-west). Open spaces near Port Dundas include Hogganfield Loch and Lenzie Moss.
Bathrooms and kitchens across G4
Homes across G4 range from older properties to new builds, with plenty of rented property in places like North Kelvinside, Garnethill and Anderston. Sound sealant and clean grout keep water out and rooms looking cared for.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. That shapes the choice of sealant for jobs across G4.
Port Dundas: If you let a flat or house near Glasgow Queen Street station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as St Aloysius' College are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Can I do it myself?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Different surfaces, different methods
Baths
Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
Shower trays & enclosures
If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.
Why it fails
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
These are the problems we’re asked about most:
- Lumpy, uneven sealant from a DIY attempt
- A reseal done over the top of the old bead
- Leaking joints on a shower screen
- Gaps between the worktop and the wall
Quotes for bathroom resealing in G4
We quote each job individually. These are the things that affect it:
- How much there is to do
- Whether the work is at height
- The product the joint needs
- The old material and how stubborn it is
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.
What we need to know
You do not need to know the technical terms. It helps if you can tell us:
- If someone has resealed it before
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
- Where the job is, and your postcode
There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, drop us a line at info@mrmastic.co.uk.
Keeping the joints in good condition
So the new joints stay in good condition:
- Avoid abrasive pads on the sealant
- Don’t let bottles sit on the bead
- Dry the bead with a towel now and then
- Wipe up water along the back of the worktop
Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
Your questions about bathroom resealing in G4
Can tenants book the work?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Do you cover G4?
Yes. We cover G4. To book, email us at info@mrmastic.co.uk.
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is generally more efficient.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
What do you need from me for a quote?
A short description and the location. We’ll ask anything else we need to know.
Do you reseal kitchen worktops and sinks too?
Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.
