Port Dundas: your questions answered

I let a flat near Glasgow Queen Street station. Can you help?

Yes. We work for landlords and agents as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Do you cover Port Dundas for external mastic?

Yes. Our work covers the whole of Scotland, and Port Dundas is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

What colours does the sealant come in?

The aim is a neat, even joint in a colour that suits the wall. Colour is agreed with you before we begin, matched as closely as the range allows.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

What do you need from me for a quote?

Let us know what needs doing and where. We’ll ask anything else we need to know.

Can you quote for more than one area?

Yes, we can. Several rooms, windows or areas can go on one quote.

How long before the joint can be used?

Different products cure at different speeds, so please follow the time we give you.

How long will you be here?

A typical job takes a few hours for a handful of joints, longer for a whole elevation. Your quote will say how long we expect yours to take.

External mastic in Port Dundas

On houses, flats and commercial buildings across Port Dundas, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean joint faces and the right depth. We work on copings & trims, façade panels and brickwork movement joints, and people most often call us about moss and dirt in joints with no sealant left and sealant pulling away from one side of the joint.

Alongside their tenements, Scotland’s cities have modern blocks with render, cladding and movement joints. In Port Dundas, those joints dry out over time and let water in behind the render or cladding.

Every job is covered by a one-year guarantee.

Why deal with it now?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Wind-driven rain gets into any failed joint on the outside of a city building, and in Port Dundas, damp can spread through stone and plaster before anyone sees it.

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What we do, step by step

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours to a few days, depending on the length of joint and the access from start to finish. Inside a flat in Port Dundas, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Mention any tricky access
  • Keep pets and children clear of the area while we work

Quotes for external mastic in Port Dundas

The quote reflects the job in front of us. We look at:

  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • How much there is to do
  • Which sealant suits the joint

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Where the job is, and your postcode
  • A few pictures by email, if you can
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Show decorators and builders where the movement joints are
  • Keep water from gutters off the wall
  • Clear growth from the base of walls and joints
  • Avoid pressure-washing directly into sealant joints

Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

Walls and rooflines in Port Dundas

With historic houses such as Tenement House (about 0.7 miles south-west) nearby, there’s older building stock in the area around Port Dundas as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you let a flat or house near Glasgow Queen Street station, split movement joints are easy to miss on a rental until damp shows inside. Tenement House, about 0.7 miles south-west, is one of the historic houses in the wider area around Port Dundas, and older homes nearby need a sealant that suits their walls. If you look after a building such as St Aloysius' College, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Different surfaces, different methods

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.

Render joints

Rendered walls have joints at beads, openings and changes of material. They’re resealed in a sealant that suits the render.
