External mastic for homes and businesses in Cowcaddens

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. We work on concrete & block, copings & trims and façade panels, and the jobs we see most are gaps where render, brick and frames meet and hard, crazed mastic that has stopped moving.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. In Cowcaddens, work on shared parts of a tenement is generally agreed between owners, often with a factor arranging it.

Your job is guaranteed for a year, as with all our work.

How we quote for external mastic

The price is agreed before any work begins. It takes into account:

  • How many areas need sealing
  • Mould in or behind the old joints
  • The size of the job
  • How much old sealant there is and how hard it is to remove

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Asking for a quote

To make quoting easier, let us know:

  • The problem you’ve noticed
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • The rough size of the job

Asking for a quote is easy: let us know the job and the location. Photos by email help us understand the job, and we will come back to you with a quote.

Surface by surface

Render joints

The face of render can be soft, so a sealant that stretches easily protects the edges. Priming is done where the sealant calls for it.

Cladding and façade panels

Cladding and façade panels are generally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Why act early in Cowcaddens

Water gets in through a failed movement joint. Dealing with it early keeps the repair to the joint, rather than the wall around it. In a Scottish city tenement, failed sealant affects more than one flat: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Why Cowcaddens customers choose us

  • A choice of colours where the product allows
  • An ARBOMaster approved applicator
  • Domestic, commercial and hotel work
  • Quality sealants from Arbo and Everbuild

Read what affects the cost or our reviews.

When it is not the sealant

We will not take on work that won’t last, so here’s what sealant can’t put right:

  • Loose or hollow render, which needs re-rendering
  • Cracked brickwork or render that needs a builder or plasterer
  • Adding movement joints to masonry that has none

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

FAQs for Cowcaddens

I let a flat near Charing Cross (Glasgow) station. Can you help?

Yes. We work for landlords and letting agents as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is Cowcaddens in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Cowcaddens is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

Are you fully insured?

Yes, we’re fully insured for domestic and commercial work.

Do you guarantee your work?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

What happens on the day

All our tools and materials come with us in the van. After a quick look at the joints together, we protect the area and start. It normally takes a few hours to a few days, depending on the length of joint and the access. Parking in city streets around Cowcaddens can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Mention if the joints have been sealed before
  • Mention any tricky access
  • For business premises, tell us about site rules or sign-in

Cowcaddens buildings and the weather

Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Keep soil, plants and ivy away from the joints
  • Look over the joints every year, ideally after winter
  • Keep high-pressure jets off the joints
  • Check the sealant is paintable before painting near it

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead over time.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
