Need window mastic in Cowcaddens?

How it works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours for a few frames, or a day or more for a whole house from start to finish. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Cowcaddens, tell us the floor, how the door entry system works and where we can park nearby.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

How we handle window mastic in Cowcaddens

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We are often asked to deal with whistling draughts around closed windows and untidy mastic left by window fitters, on window sills, timber windows & doors and aluminium frames.

Sash and case windows are a feature of older tenements in all four Scottish cities, and plenty still have them. In Cowcaddens, as anywhere, the mastic between frame and wall is what stops draughts and rain getting in.

A one-year guarantee comes as standard.

Cowcaddens questions

Do you work for landlords with property near Charing Cross (Glasgow) station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Who arranges sealant work on the shared parts of a tenement in Cowcaddens?

The owners of the flats normally agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Windows often belong to the individual flat, but it’s worth checking your deeds.

How long will my window job take?

That depends on the number of frames, how they’re reached and the state of the old mastic. You will know the timing when we quote.

Can you match the sealant to my frames?

Usually, yes. Tell us the frame colour when you get in touch and we’ll use the nearest match.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area.

Do you work in Cowcaddens?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

When something else is needed

Sealant isn’t the answer to every problem, and we will tell you before we start. It will not solve:

  • A failed sealed unit that has misted up
  • Damp coming through the wall itself rather than the frame joint
  • A frame that has rotted at the joint

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Where we work in Cowcaddens

  • uPVC windows
  • Composite doors
  • Aluminium frames
  • Patio & French doors
  • Window sills
  • Timber windows & doors

Different surfaces, different methods

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. We pay most attention there.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so we pay close attention there.

Cowcaddens homes and the weather

With historic houses such as Tenement House (about 0.3 miles west) nearby, there’s older building stock in the area around Cowcaddens as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Schools such as St Aloysius' College are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Tenement House, about 0.3 miles west, is one of the historic houses in the wider area around Cowcaddens, and older homes nearby need a sealant that suits their walls. Rented homes near Charing Cross (Glasgow) station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What affects the quote in Cowcaddens

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • Access and height
  • Which sealant suits the joint

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear quote before work begins.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • If someone has resealed it before
  • A few pictures by email, if you can
  • Where the property is
  • The problem you’ve noticed

Asking for a quote is easy: let us know what needs doing and where. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.

Aftercare tips

Aftercare is simple:

  • Wash the frames with mild soapy water
  • Avoid harsh chemicals near the mastic
  • Keep timber frames painted
  • Clear any debris from frame drain holes

Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
