Need regrouting in Cowcaddens?

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

In hotels, rooms out of use cost money, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

How we handle regrouting in Cowcaddens

We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, others just the shower. Whatever the size, the method stays the same. If you have stained grout that cleaning won’t shift and kitchen splashback grout stained by grease, we can put it right, whatever the surface.

In Scotland’s cities, including the area around Cowcaddens, many older flats had their bathrooms added into small rooms later on. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.

All of our work is guaranteed for twelve months, in Cowcaddens and everywhere else we cover.

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Questions from Cowcaddens

Can a failed shower seal in a tenement flat in Cowcaddens leak into the flat below?

Yes, and the first sign is often a mark on the ceiling below. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Do you work for landlords with property near Charing Cross (Glasgow) station?

Yes, rental work is part of what we do. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do you work in Cowcaddens?

Yes. We cover Cowcaddens, as part of our work across South East England, London and Scotland. To book, email us at info@mrmastic.co.uk.

Do you regrout part of a bathroom, like the shower?

Yes. We will look at the rest of the room too and tell you if anything else needs attention.

Is it OK to seal over old sealant?

No. The old sealant always comes out first.

How soon can the shower be used after regrouting?

We give you a time before we leave. It depends on the grout and the sealant used, so follow the time we give you.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator.

What we are called out for in Cowcaddens

A bathroom that stays damp keeps the grout wet, giving mould a place to grow. Black marks that come back after cleaning are often in the grout itself.

Any of these means the joints need attention:

  • Crumbling grout between the tiles
  • Grout washed out of a shower
  • Grout that makes sound tiles look old
  • Old grout in a dated colour

Letting a property close to Charing Cross (Glasgow) station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Before you book anyone

  • What preparation is included
  • The length of the guarantee
  • What happens if they find a problem under the old sealant

The process

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on the area and we leave things clean and tidy. For a tenement in Cowcaddens, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. It helps to know which it is when you get in touch.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

Preparing for the visit

Advice

Different surfaces, different methods

Bathroom wall tiles

Walls outside the shower get less water but grout there still discolours. New grout freshens them up.

Bathroom floors

Cracked floor grout can point to movement underneath. We look for loose tiles first.

What affects the quote in Cowcaddens

Every job gets its own quote. This is what makes a difference:

  • Any working-time requirements on site
  • How many rooms, windows or areas are involved
  • Whether old sealant or filler has to be cut out
  • The product the joint needs

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What we need to know

When you contact us, these details help:

  • Any previous sealing or DIY work
  • Photos by email, if that is easy
  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed

We quote each job on its own. Simply drop us a line at info@mrmastic.co.uk and describe the job and send pictures if you have them.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Run the extractor fan during and after a shower
  • Rinse soap off the tiles after each shower
  • Clean with a soft brush, not anything metal
  • Don’t use strong acidic cleaners on grout

Clean the grout with a mild bathroom cleaner with a soft brush. Keep harsh bleach and acid limescale removers away from it, as they can break grout down.

Leaving failed grout can mean tiles come loose. Once that happens, regrouting won’t fix it, so it’s worth acting early.
