Trusted regrouting in Temple

Regrouting in Temple, done properly

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. We work on tiled floors, wet rooms and bathroom floors, and common reasons people get in touch are grout in corners that has cracked and cracked or crumbling grout lines.

Stone-built tenements are part of every Scottish city, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem, and that’s as true in Temple as anywhere in the city.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

The process

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It normally takes anything from a few hours to a full day, depending on the area. Inside a flat in Temple, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

How to prepare

  • Let us know about stairs, lifts or work at height
  • For business premises, tell us about site rules or sign-in
  • Where the joints are inside, avoid wetting them before we arrive

Advice

What regrouting looks like in Temple

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Managing a site like Knightswood Secondary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Anniesland station, clean grout and fresh sealant between tenancies make a bathroom look cared for again. For an older house near a landmark such as All Saints Church, walls and floors in older homes can move, and sealant and grout show it first.

Leave it or put it right?

Colouring the surface of old grout is a quick cosmetic fix. They will not fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Temple, damp can travel a long way before it shows.

FAQs for Temple

Do you work in hotels near Temple?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

Can a failed shower seal in a tenement flat in Temple leak into the flat below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

Will the sealant be renewed as well as the grout?

Yes, in most cases. Fresh grout next to old, mouldy silicone would look odd and wouldn’t keep water out.

Do you have insurance?

Yes. We’re fully insured for every job we do.

Will regrouting fix loose tiles?

Loose or hollow tiles are a sign of a problem behind them. Regrouting alone isn’t the answer and we will say so before going ahead.

Can I do it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Do you cover Temple?

Yes, we do. Temple is part of the area we cover, and the service is the same as everywhere else.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Temple, along with the rest of our area.

What the job involves on each surface

Bathroom wall tiles

We can regroute all the walls in a bathroom, depending on the area. You can change the colour at the same time.

Shower walls

A shower wall is soaked daily, so grout there works hardest. It usually fails first.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Cracked or broken tiles
  • Tiles that are loose or hollow behind
  • Water coming from plumbing rather than grout

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Kitchen splashbacks
  • Tiled floors
  • Shower walls
  • Bathroom wall tiles
  • Bathroom floors
  • Wet rooms

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Don’t use strong acidic cleaners on grout
  • Keep the fan on after showering
  • Clean grout with a mild bathroom cleaner
  • Don’t ignore a tile that feels loose

Use a gentle cleaner on the grout with a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.

Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

What affects the quote in Temple

We quote each job individually. This is what makes a difference:

  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • Any mould that needs treating
  • The number and length of the joints

What you pay reflects the work, not guesswork. That is why we ask about the job first and send you a clear quote before any work starts.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Whether it has been sealed before
  • Any access issues, like height or stairs
  • The type of property
  • The problem you’ve noticed
