Regrouting in Kelvindale
A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. We are often asked to deal with greasy, stained grout behind the hob and good tiles let down by tired grout, on bathroom wall tiles, kitchen splashbacks and bathroom floors.
Kelvindale is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.
There’s a 12-month guarantee on every job, whatever its size.

What affects the cost of regrouting
We do not publish a price list. What we look at:
- The size of the job
- How easy the joints are to reach
- Any working-time requirements on site
- Whether there’s mould to deal with
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What to tell us for a quote
When you call or email, these details help:
- Whether it has been sealed before
- Roughly how big the job is
- The problem you’ve noticed
- Any access issues, like height or stairs
For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. We’ll give you a clear price before any work starts.
How to look after the new joints
No joint lasts for ever, but care makes a real difference. A few tips:
- Get any tile that moves checked promptly
- Use a soft brush rather than a wire one
- Run the extractor fan during and after a shower
- Stick to mild products for cleaning grout
Keep an eye on the silicone in the corners. It’s the part that moves, so the sealant there will need renewing in time.
Tiles can come away if failed grout is left. By then, new grout alone is not enough, so it’s worth acting early.
How the job changes by surface
Wet rooms
Both the grout and the silicone in a wet room matter. We replace the grout and reseal the edges.
Shower walls
Shower walls are the most common area we regrout. Cracked or missing grout here lets water behind the tiles.
What regrouting looks like in Kelvindale
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. There are hotels and other places to stay in and around Kelvindale. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
Rented homes near Kelvindale station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again. Schools such as Cleveden Secondary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

How it works
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes a few hours, or longer for a fully tiled room, depending on how much there is to do. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Kelvindale, it helps to know the floor, the door entry arrangements and the nearest parking.
- We check the tiles are sound and flag any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- We vacuum the joints and clean out the dust.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.

Signs you need regrouting in Kelvindale
Soap scum and limescale build up on grout that’s hard to shift. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.
People usually contact us after spotting one of these:
- Old grout in a dated colour
- Gaps where the shower grout has gone
- Good tiles let down by tired grout
- Kitchen splashback grout stained by grease
Homes close to St John's Renfield Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
Questions to ask before booking
- Whether all the old sealant comes out first
- How much experience the applicator has
- Whether VAT is included
- Are they insured?
FAQs for Kelvindale
Can you help a landlord with a rental near Kelvindale station?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Can a failed shower seal in a tenement flat in Kelvindale leak into the flat below?
Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.
Where do you work from?
Mr Mastic is based in Crawley. Our applicators cover Kelvindale, along with the rest of our area.
Will regrouting fix loose tiles?
Loose tiles need refixing before regrouting. We’ll point them out before any grout comes out.
Do you grout the corners?
Internal corners and edges are sealed with flexible silicone. Grout in those joints cracks as the building moves.
Is resealing included with regrouting?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.
Are you insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
How long does the job take?
Typically it takes a few hours, or longer for a fully tiled room. Bigger jobs take longer, and we will tell you how long to expect.
