Regrouting near Dawsholm

What happens on the day

You don’t need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes anything from a few hours to a full day, depending on the area for a typical job. For a tenement in Dawsholm, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. Old grout is raked out to a consistent depth without chipping the tiles.
  3. We vacuum the joints and clean out the dust.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. The corners and edges get new silicone, because grout there would crack.

How to prepare

Advice

Regrouting in Dawsholm, done properly

We take the old grout out to a consistent depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. We’re often asked to deal with discoloured grout on otherwise sound tiles and dirty, worn grout on a tiled floor, across tiled floors, bathroom floors and wet rooms.

Dawsholm is in one of Scotland’s four big cities, where many tenement bathrooms were fitted into rooms that weren’t built for them. Rooms like that are often small and slow to dry out, which is hard on sealant and grout.

All our work is covered by a one-year guarantee.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

How the job changes by surface

Shower walls

Showers put more water on grout than anywhere else. We rake it out and regrout and renew the silicone at the edges.

Wet rooms

Regrouting a wet room helps keep water on the surface of the tiles. It does not repair failed tanking underneath.

When something else is needed

Before booking, it’s worth knowing the limits too:

  • A leaking wet room membrane
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Damaged tiles that need replacing

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly before booking.

Regrouting in Dawsholm: local notes

Dawsholm has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat.

Managing a site like Cleveden Secondary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. For landlords with property near Kelvindale station, stained grout drags a rental down, and regrouting between lets puts that right.

What affects the cost of regrouting

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • How much old sealant there is and how hard it is to remove
  • How easy the joints are to reach
  • How many rooms, windows or areas are involved
  • Working hours on commercial sites

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What’s wrong with the joints now
  • How we’d reach the joints
  • Photos by email, if that is easy
  • The type of property

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

How to look after the new joints

Joint life depends on how it’s used and looked after. We suggest:

  • Avoid neat bleach and strong acid descalers on grout
  • Have loose tiles looked at early
  • Wipe or squeegee the shower walls
  • Use gentle cleaners on grout

Wipe the tiles down after a shower stops soap and water sitting on the grout. Ventilate the room well so the grout dries between uses.

Fixing grout early is a small job. Left, the same problem can let water through, so get it looked at when you notice it.

Questions from Dawsholm

Can a failed shower seal in a tenement flat in Dawsholm leak into the flat below?

It can. Tenement floors are usually timber, and water from a failed seal can find its way down to the flat below, and then the repair involves your neighbours too. It’s worth sorting sealant and grout before it gets that far.

Can you help a landlord with a rental near Kelvindale station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you reseal at the same time?

Most of the time, yes. Grout and sealant do different jobs, so both are renewed and include it in your quote.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

What if some of my tiles are loose?

New grout cannot hold loose tiles in place. We check the tiles first and tell you if any are loose or hollow so you know where you stand.

Do you work in Dawsholm?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Dawsholm.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
