Trusted regrouting in Kelvinside

Regrouting in Kelvinside

Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, and the corners get fresh silicone. If you’re dealing with floor grout that won’t come clean and cracked grout along the bath or tray, we can put it right, whatever the surface.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that’s as true in Kelvinside as anywhere in the city.

All our work comes with a one-year guarantee, wherever you are in Glasgow.

Questions from Kelvinside

Do you work for hotels and guest houses in Kelvinside?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

I let a flat near Hyndland station. Can you help?

Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do you regrout part of a bathroom, like the shower?

Yes, we often do. Shower grout tends to go before the rest, so it’s often the only area that needs doing.

Are you insured?

Yes. Full insurance covers our work.

Could my grout be a different colour after regrouting?

Yes. With the old grout removed, the new colour fills the whole joint, not just the surface.

Where do you work from?

We are based in Crawley, and we work across South East England, London and Scotland.

When something else is needed

In fairness, there are a few things sealant won’t fix:

  • Cracked or broken tiles
  • Tiles that are loose or hollow behind
  • Waterproofing that has failed below the tiling

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

What we seal

  • Bathroom wall tiles
  • Wet rooms
  • Tiled floors
  • Shower walls
  • Bathroom floors
  • Kitchen splashbacks

Regrouting in Kelvinside: local notes

Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat. Kelvinside has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.

Managing a site like Cleveden Secondary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around St John's Renfield Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Open a window or run the fan to clear steam
  • Rinse the tiles after showering
  • Have loose tiles looked at early
  • Keep an eye on the silicone along the edges

Keep an eye on the silicone in the corners. It’s the part that moves, so the sealant there will need renewing in time, long before the grout does.

Small problems with grout are quick to put right. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.

What affects the cost of regrouting

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether there’s mould to deal with
  • Whether the work is at height
  • The old material and how stubborn it is
  • When we can work, for business premises

The cost reflects the work involved, not guesswork. That is why we ask about the job first.

Helping us quote

There’s no need for technical detail. Just tell us:

  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel
  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will talk you through the work.

Do you need regrouting in Kelvinside?

Hard water and soap leave a film on grout and stick to it. In time the grout under it darkens and breaks down, and at that point, new grout is the better answer.

The problems people usually mention when they call are:

  • Grout washed out of a shower
  • Grout that stays dark however much it’s cleaned
  • A grout colour that no longer suits the room
  • Kitchen splashback grout stained by grease

Rented homes near Hyndland station change hands often, and a regrout while the flat is empty is quicker than working around a tenant.

What to look for in a quote

  • When the joint can take water or movement
  • How the colour is chosen
  • How hidden problems are handled
  • Whether they seal over old material or remove it

Choosing a sealant specialist

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Leave it or put it right?

Colouring the surface of old grout is a quick cosmetic fix. They will not fill gaps or keep water out and stains often come back through. Raking out and regrouting replaces the grout itself. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What happens on the day

When we arrive, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work usually takes a few hours for a shower enclosure, longer for a whole room. In a city area like Kelvinside, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. Every tile area is checked for hollow or loose tiles first.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear items away from the joints we’re working on
