Regrouting in Broomhill

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Regrouting in Broomhill, done properly

We check the tiles before any grout comes out. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. If you have grout in a colour the owner wants to change and gaps where the shower grout has gone, we can put it right.

Stone-built tenements are part of every Scottish city, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.

Whatever the size of the job, you get the same 12-month guarantee.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Use a squeegee on the tiles after showering
  • Skip wire brushes and scourers
  • Look at the sealant in the corners now and then
  • Run the extractor fan during and after a shower

Clean the grout with a mild bathroom cleaner and a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.

What regrouting looks like in Broomhill

Broomhill has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room. Glasgow has a lot of sandstone tenements, so many bathrooms sit right above a neighbour’s ceiling.

Schools such as Thornwood Primary School are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Broomhill Church, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Hyndland station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

Broomhill is about 2 miles east of Renfrew, in Glasgow. Broomhill gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Our Glasgow coverage runs to 183 places, and Broomhill is one of them.

Work in G11, G14 and G12 works the same way as everywhere else we cover. Local streets include Crow Road, Dyce Lane and Morna Lane, all of which we cover. Being close to the A739 and A814, Broomhill is simple for us to get to for regrouting. Neighbouring places we cover for regrouting include Thornwood (1 mile south-east), Whiteinch (1 mile south-west), Hyndland (1 mile east), Partickhill (1 mile east) and Partick (1 mile south-east). Further out, we also cover Calton (4 miles south-east), Langside (4 miles south-east), Cowcaddens (3 miles east), Mount Florida (5 miles south-east), Hillpark (4 miles south) and Shawlands (4 miles south-east).

Other landmarks nearby include Glasgow Museum of Transport (1.2 miles south-east) and Braehead (1.6 miles west). Not far away are Kilmardinny and Castle Hill.

Why it’s worth doing now in Broomhill

New grout smeared over the old doesn’t bond well. It sits thinly on top and soon flakes away. Removing the old grout to an even depth lets the new grout key in properly. In a tenement flat in Broomhill, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will go through it with you.

Surface by surface

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout there would crack.

Wet rooms

Both the grout and the silicone in a wet room matter. We renew both.

What happens on the day

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours, or longer for a fully tiled room. Parking in city streets around Broomhill can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules
  • Keep children and pets away from the work area

Questions from Broomhill

Can you help a landlord with a rental near Hyndland station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Do you work for hotels and guest houses in Broomhill?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

What information do you need?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

What does regrouting cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.

Is regrouting a chance to pick a new grout colour?

Yes, plenty of people choose to. A darker grout hides marks better, while lighter grout brightens a room.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

How long should I wait before showering?

You will get a clear time from us before we go. The grout and sealant both need to cure before the shower is used.
