Regrouting in Whiteinch

A grout colour change can freshen a room without retiling. Light grout can go darker to hide marks or back again. Just mention the colour you’d like when you send an email to info@mrmastic.co.uk. If you are dealing with discoloured grout on otherwise sound tiles and greasy, stained grout behind the hob, we can help, whatever the surface.

In Scotland’s cities, including the area around Whiteinch, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, and steam with nowhere to go is what turns sealant black and grout grey.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Whiteinch questions

Can you help a landlord with a rental near Jordanhill station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.

Can a failed shower seal in a tenement flat in Whiteinch leak into the flat below?

Yes, it can. In a tenement, water that gets past failed sealant or cracked grout can run under the bath or tray and through to the ceiling below. Replacing tired sealant early is the simplest way to avoid that.

Do you come to Whiteinch?

Yes, we do. Our applicators work in Whiteinch, and the service is the same as everywhere else.

Can you seal over the old sealant?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.

Could my grout be a different colour after regrouting?

Yes. Because the old grout is raked out, the new colour goes all the way into the joint, not just the surface.

Will the sealant be renewed as well as the grout?

Generally, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.

Whiteinch homes and their sealant

Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Schools such as Ladywell School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For landlords with property near Jordanhill station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What we are called out for in Whiteinch

Hard water and soap leave a film on grout that is hard to shift. In time the grout under it darkens and breaks down, which is when replacing it makes sense.

Look out for any of the following:

  • Grout stained black or orange that will not clean
  • Gaps where the shower grout has gone
  • Kitchen splashback grout stained by grease
  • Crumbling grout between the tiles

If you live in an older home near St Paul's Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

10 questions to ask before you book

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes anything from a few hours to a full day, depending on the area. Inside a flat in Whiteinch, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. We regrout the joints and clean the tile faces.
  5. We finish with silicone in the moving joints.

Preparing for the visit

  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can
  • Keep pets and children clear of the area while we work

Different surfaces, different methods

Corners and edges

Where tiles meet a bath, tray or worktop, the joint is sealed. Grout there would crack.

Wet rooms

Regrouting a wet room helps keep water on the surface of the tiles. It can’t fix waterproofing below the tiles.

What happens if it’s left?

It’s tempting to fill a few cracks yourself, but the patches often do not match and the old grout carries on failing. Doing the full area gives you one colour and sound joints throughout. For landlords in Whiteinch, damp and leaks can be a Repairing Standard issue, so it’s worth fixing failed sealant before a tenant reports it.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Why book with us

  • Anti-fungal sanitary silicone in wet areas
  • An ARBOMaster approved applicator
  • Neat joints and a tidy finish
  • Old sealant always removed completely

Take a look at what affects the cost and customer reviews.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Looking after it afterwards

Looking after new joints is easy:

  • Keep harsh bleach and acid cleaners off the grout
  • Give the walls a quick rinse after use
  • Open a window or run the fan to clear steam
  • Use gentle cleaners on grout

Check the corner silicone now and then. It’s the part that moves, so it’s normally the first thing to need attention.

Fixing grout early is a small job. Left for a few years, they can become a leak, so get it looked at when you notice it.
