Scotstoun Regrouting
Our applicators work in Scotstoun on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly and a one-year guarantee.
- Corners filled with grout instead of silicone
- Crumbling grout between the tiles
- Grout in a colour the owner wants to change
When something else is needed
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- A leaking wet room membrane
- Leaks from pipes, valves or wastes (a plumber’s job)
- Tiles that are loose or hollow behind
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

How we handle regrouting in Scotstoun
Before we start, the tiles are checked. Loose or hollow tiles are pointed out first, since new grout can’t fix a problem underneath. Where the tiles are sound, regrouting gives the area a new lease of life. We work on kitchen splashbacks, bathroom wall tiles and shower walls, and people most often call us about cracked or crumbling grout lines and grout stained black or orange that won’t clean.
Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. In a tenement, most bathrooms sit above someone else’s ceiling, so failed sealant around a bath or shower can soon become a neighbour’s problem.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

Questions from Scotstoun
Can you help a landlord with a rental near Scotstounhill station?
Yes. We work for landlords and letting agents as well as homeowners. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.
Is Scotstoun in your area for regrouting?
Yes, Scotstoun is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
Do you take out the old sealant first?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
When can I use the shower again?
We’ll tell you on the day. It depends on the grout and the sealant used so please stick to it.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
What do you need from me for a quote?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. Our tips:
- Have loose tiles looked at early
- Rinse soap off the tiles after each shower
- Run the extractor fan during and after a shower
- Wipe water off the walls when you are done
Have any tile that moves checked straight away. A loose tile cracks the grout around it and lets water in.
Grout that stays dark after cleaning is starting to fail. At this point it’s a simple regrout while the tiles are still sound.
Bathrooms and kitchens in Scotstoun
Glasgow has a lot of sandstone tenements, where most bathrooms sit above another flat. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Managing a site like Scotstoun Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes. If you let a flat or house near Scotstounhill station, a regrout while the flat is empty is quicker than working around a tenant. If you live in an older home near Scotstoun East Church, walls and floors in older homes can move, and sealant and grout show it first.

DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
What affects the quote in Scotstoun
We don’t publish a price list, because jobs vary so much. What we look at:
- How easy the joints are to reach
- The old material and how stubborn it is
- The number and length of the joints
- The type of sealant required
Combining jobs into one visit usually makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We will give you a clear quote for the lot.
Asking for a quote
Before you ask for a quote, have a think about:
- Pictures of the joints, sent by email
- Roughly how big the job is
- The address or postcode of the job
- Any access issues, like height or stairs
For regrouting in Scotstoun, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before any work starts.
How the visit works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a few hours for a shower enclosure, longer for a whole room for a typical job. In a city area like Scotstoun, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.
- First, we check for loose or hollow tiles and point out any we find.
- Old grout is raked out to a consistent depth without chipping the tiles.
- The joints are vacuumed and cleaned.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- Corners and edges are resealed with flexible silicone, not grout.
Before we arrive
- Keep children and pets away from the work area
- Let us know if you’ve seen damp or leaks
- Tell us about access, such as stairs, a lift or high-level joints

For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Letting agents often deal with us directly. Tell us the address, the job and how access works.
How the job changes by surface
Shower walls
Shower walls get wet every day, so grout there works hardest. It usually fails first.
Bathroom wall tiles
Whole bathroom walls can be regrouted in one visit or more, depending on size. It’s a good time to change the grout colour.
