Why it’s worth doing now in Scotstoun

A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, rather than the wall around it. Private landlords in Scotstoun must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

  • More than 20 years in sealant work
  • Domestic, commercial and hotel work

How we handle external mastic in Scotstoun

Joints in render and cladding are easy to overlook until a damp patch appears. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant in a colour to suit. We work on façade panels, copings & trims and render & cladding joints, and the jobs we see most are cracked joints where brick meets render or frames and joints where the bead has come unstuck.

Stone-built tenements in Scotland’s cities share their roof, gutters and outside walls between every flat in the building. For a tenement in Scotstoun, repairs to shared parts are normally agreed between the owners, often through a property factor.

Big or small, it’s backed by our one-year guarantee.

Walls and rooflines in Scotstoun

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Scotstoun is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

In the older streets around Scotstoun East Church, older walls, gutters and the joints where extensions meet them need a flexible sealant. For landlords with property near Scotstounhill station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Leave the joints unpainted unless we have said otherwise
  • Make sure movement joints are not pointed over
  • Act on the first splits you see
  • Keep high-pressure jets off the joints

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.

What sealant work cannot fix

Sealant isn’t the answer to every problem, and we will tell you before any work starts. Sealant won’t put right:

  • Cracking across the wall rather than at a joint
  • Adding movement joints to masonry that has none
  • Rising or penetrating damp from elsewhere in the wall

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Joints between brick and frames
  • Brickwork movement joints
  • Copings & trims
  • Façade panels
  • Concrete & block
  • Render & cladding joints

How it works

Before we leave, we go over the finished joints with you. The visit itself generally takes anything from a few hours to several days, depending on the building, depending on the amount of work. Parking in city streets around Scotstoun can be tight or controlled, so it helps to know about permits or nearby bays. If you are in a flat, let us know how we get in at the street door.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit
  • Move anything stored near the joints

Common problems we fix in Scotstoun

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

The most common problems we see are:

  • Joints with sealant missing in places
  • Movement joints filled with mortar instead of sealant
  • Cracked joints where brick meets render or frames
  • Leaking joints around cladding and façade panels

For site and facilities teams at buildings such as Scotstoun Primary School, its movement joints, gutters and trims need looking after like any other building’s.

What to look for in a quote

  • Which colour the sealant will be
  • Whether all the old sealant comes out first
  • What happens if they find a problem under the old sealant
  • What insurance they hold

How to choose a mastic man

How the job changes by surface

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Brickwork movement joints

Vertical joints in long brick walls let the brickwork expand without cracking. We reseal them with a low-modulus sealant over backing rod in a colour to suit the brick.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Scotstoun: your questions answered

How is work on the outside of a tenement in Scotstoun normally arranged?

It generally goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t, and we can quote for the factor or the owners directly.

Can you do external mastic in Scotstoun?

Yes. Our work covers the whole of Scotland, and Scotstoun is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can you seal joints between two different materials?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.

Will you leave a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

How long before the joint can be used?

Cure times vary by product and the temperature. We tell you how long to leave it before we go.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
