About our external mastic in Broomhill

Short cuts in external joints show up within a season or two. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. We work on façade panels, brickwork movement joints and joints between brick and frames, and common reasons people get in touch are rain getting behind render or cladding at a joint and sealant pulling away from one side of the joint.

In a Scottish city tenement, the roof, gutters and outside walls are shared by all the flats. For a tenement in Broomhill, repairs to shared parts are generally agreed between the owners, often through a property factor.

Every job comes with a one-year guarantee, wherever you are in Glasgow.

Broomhill questions

Is Broomhill in your area for external mastic?

Yes, Broomhill is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

I let a flat near Hyndland station. Can you help?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Are you ARBOMaster approved?

Yes. We’re an ARBOMaster approved applicator.

What colours does the sealant come in?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We pick the one that suits your wall best so it doesn’t stand out.

How long does external mastic take?

It depends on the size of the job, but most jobs take a few hours to a few days, depending on the length of joint and the access. We will give you a better idea when we quote.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

What information do you need?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Is it OK to fill a movement joint with cement?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We will reseal it with a flexible sealant.

Broomhill buildings and the weather

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Much of Glasgow is built from red and blond sandstone, and porous sandstone needs a sealant that won’t mark it.

For site and facilities teams at buildings such as Thornwood Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Hyndland station, outside joints that have cracked can let damp into a rental, so check them between lets.

Broomhill is about 2 miles east of Renfrew, in Glasgow. We carry out external mastic for homeowners, landlords and businesses in Broomhill. Our Glasgow coverage runs to 183 places, Broomhill among them.

Work in G11, G14 and G12 works the same way as everywhere else we cover. Streets in the area include Crow Road, Dyce Lane and Morna Lane, all of which we cover. Broomhill is on the A739 and A814, so it’s easy for us to get to with everything needed for external mastic. If you are just outside Broomhill, we cover Thornwood (1 mile south-east), Whiteinch (1 mile south-west), Hyndland (1 mile east), Partickhill (1 mile east) and Partick (1 mile south-east). Within a short drive, we also cover Calton (4 miles south-east), Langside (4 miles south-east), Cowcaddens (3 miles east), Mount Florida (5 miles south-east), Hillpark (4 miles south) and Shawlands (4 miles south-east).

What we are called out for in Broomhill

Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.

These are the problems we’re asked about most:

  • Joints with sealant missing in places
  • Failed sealant between panels on a façade
  • Joints where the bead has come unstuck
  • Moss and dirt in joints with no sealant left

If you live in an older home near Broomhill Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Questions to ask before booking

  • When the joint can take water or movement
  • What preparation is included
  • Whether VAT is included
  • What happens if they find a problem under the old sealant

Why act early in Broomhill

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. Private landlords in Broomhill must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

When something else is needed

We will not take on work that won’t last, so these are the limits:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Cracking across the wall rather than at a joint
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints
  • Façade panels

What we do, step by step

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the building. Inside a flat in Broomhill, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Move anything stored near the joints
  • Let us know about earlier repairs to the joints
  • Tell us about access, such as stairs, a lift or high-level joints

What affects the quote in Broomhill

We don’t publish a price list. The quote depends on:

  • Which sealant suits the joint
  • The old material and how stubborn it is
  • Any mould that needs treating
  • Any working-time requirements on site

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Ask us for a quote and we will explain what it covers.

Asking for a quote

You do not need to know the technical terms. Just tell us:

  • How we’d reach the joints
  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • The rough size of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that is easy.
