Need glazing silicone in Scotstoun?

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How we handle glazing silicone in Scotstoun

We work across Scotstoun on glazing joints for homes and businesses. Conservatories, rooflights, glass panels and shower screens are all part of the job. If you are dealing with failed joints on frameless glass and failed sealant around rooflight glass, we can help, on glass-to-glass joints, shower screens and glass-to-frame joints alike.

Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Stone needs a sealant that suits it, so acetoxy silicones, which can attack some stone, are best avoided.

We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

What we cannot put right

New sealant cannot fix everything, and we will tell you before we start. It will not solve:

  • A sealed unit that has misted inside
  • Failed flashing around a conservatory
  • A sagging or failing conservatory roof

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Glass-to-glass joints
  • Glass-to-frame joints
  • Conservatory frames
  • Shower screens
  • Rooflights
  • Glass balustrade bases

What the job involves on each surface

Glass-to-frame joints

Where glass sits in a frame, silicone keeps water out. A failed bead lets water in.

Glass-to-glass joints

Where two panes meet, the silicone joint takes all the movement. It must be clean, neat and well bonded.

Glazing silicone in Scotstoun: local notes

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Homes close to Scotstoun East Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. Letting a property close to Scotstounhill station? Then leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies. Schools such as Scotstoun Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Stick to mild cleaners on glass
  • Avoid strong solvents on or near the sealant
  • Keep scrapers and blades away from the silicone
  • Keep conservatory gutters clear of leaves

On shower screens, wipe or squeegee after use and keep the room ventilated. It helps stop mould getting into the silicone.

Conservatory leaks rarely stay small. Water travels along the frame and into the wall so it’s best dealt with straight away.

What affects the cost of glazing silicone

Jobs vary more than people expect. The main factors:

  • Mould in or behind the old joints
  • How easy the joints are to reach
  • The type of sealant required
  • How much there is to do

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

What we need to know

You don’t need to know the technical terms. It helps if you can tell us:

  • If it’s domestic, commercial or a hotel
  • Any previous sealing or DIY work
  • What’s wrong with the joints now
  • How we’d reach the joints

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved and send you a clear quote.

Your questions about glazing silicone in Scotstoun

Is Scotstoun in your area for glazing silicone?

Yes. Our work covers the whole of Scotland, and Scotstoun is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

How is work on the outside of a tenement in Scotstoun generally arranged?

It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not.

Where do you work from?

We work from Crawley. Our applicators cover Scotstoun, along with the rest of our area.

What does glazing silicone cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can you match the sealant colour?

In most cases you can choose. We will tell you which colours the right product comes in.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Is a special sealant needed for glass?

A glazing-grade silicone is best. Ours is a neutral-cure glazing silicone with anti-fungal products in bathrooms.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

The process

There is not much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours for most jobs. Inside a flat in Scotstoun, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. The joints are checked before we leave.

Before we arrive

  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any water getting in
