Regrouting in Linthouse

Regrouting in Linthouse: local notes

Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Homes close to Linthouse Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Govan High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Cardonald station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.

Linthouse is about 2 miles east of Renfrew, in Glasgow. Whether you’re in the middle of Linthouse or further out, regrouting is available for homes and businesses alike. Our Glasgow coverage runs to 183 places, Linthouse among them.

Postcode districts we cover here for regrouting: G51, G11 and G14. Regrouting is available to properties on Moss Road, Luss Road and Drive Road. If you are just outside Linthouse, we cover Drumoyne (1 mile south), Whiteinch (1 mile north), Thornwood (1 mile north-east), Govan (1 mile east) and Moorepark (1 mile south-east). We also work in nearby towns such as Calton (4 miles east), Langside (3 miles south-east), Cowcaddens (3 miles east), Yoker (3 miles north-west), High Ruchill (3 miles north-east) and Mount Florida (4 miles south-east).

How we handle regrouting in Linthouse

Across Linthouse, we regrout tiled showers, bathrooms and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. We’re often asked to deal with old grout in a dated colour and splashback grout that has darkened, across bathroom wall tiles, wet rooms and kitchen splashbacks.

Stone-built tenements are part of every Scottish city, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in Linthouse as anywhere in the city.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

When it isn’t the sealant

New sealant can’t fix everything, and we’d rather say so up front. It will not solve:

  • Tiles that are chipped or split
  • A leaking wet room membrane
  • Water coming from plumbing rather than grout

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Bathroom floors
  • Shower walls
  • Bathroom wall tiles
  • Tiled floors
  • Kitchen splashbacks
  • Wet rooms

Surface by surface

Bathroom floors

New floor grout makes a big difference to how a bathroom looks. Floor-to-wall and bath joints are sealed, not grouted.

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.

The process

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours, or longer for a fully tiled room. Parking in city streets around Linthouse can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. The old grout comes out to a consistent depth, without damaging the tiles.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. Corners and edges are resealed with flexible silicone, not grout.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work
  • Mention any parking rules near the property

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Why it’s worth doing now in Linthouse

Grouting over old grout rarely lasts. A thin skin on top tends to break off. Raking out to a consistent depth gives the new grout something to hold. In a tenement flat in Linthouse, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

How we quote for regrouting

We quote each job individually. This is what makes a difference:

  • Whether the work is at height
  • Whether old sealant or filler has to be cut out
  • The type of sealant required
  • Any working-time requirements on site

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • How we’d reach the joints
  • What’s wrong with the joints now
  • Whether it has been sealed before
  • Whether it’s a home or a business

We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, email us at info@mrmastic.co.uk.

How to look after the new joints

Looking after new joints is easy:

  • Run the extractor fan during and after a shower
  • Use gentle cleaners on grout
  • Rinse soap off the tiles after each shower
  • Keep harsh bleach and acid cleaners off the grout

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

Leaving failed grout can mean tiles come loose. Once that happens, regrouting will not fix it so early action pays.

Linthouse questions

Do you work for landlords with property near Cardonald station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.

Can you do regrouting in Linthouse?

Yes, Linthouse is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we’ll give you a clear price.

Will the sealant be renewed as well as the grout?

In most cases, yes. Corners and edges need flexible silicone and doing both at once leaves everything sound.

Do you regrout part of a bathroom, like the shower?

Yes, we often do. The shower usually fails first, so many people regrout just that part.

How long does the job take?

Typically it takes a few hours for a shower enclosure, longer for a whole room. Bigger jobs take longer.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.
