DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

About our regrouting in Thornwood

Changing the grout colour is a simple way to update tiles. Light grout can go darker to hide marks or back again. Tell us what you have in mind when you ask for a quote. If you’re dealing with stained grout that cleaning won’t shift and grout that’s cracking and breaking up, we can help.

Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Scottish water is generally soft, so limescale is less of a problem than in hard-water areas, but mould still grows into sealant and grout in a steamy bathroom.

Big or small, you get the same one-year guarantee in Thornwood and across Glasgow.

Thornwood: your questions answered

I let a flat near Partick station. Can you help?

Yes. We work for landlords and agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Could a leaking bath seal in my Thornwood flat reach the neighbours below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. Cutting out the old sealant and laying a fresh bead puts a stop to it.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Will regrouting fix loose tiles?

Regrouting will not fix loose tiles. We flag any loose or hollow tiles before starting so you know where you stand.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do you grout the corners?

We use silicone in corners and along edges. Grout in a moving joint soon cracks.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A leaking wet room membrane
  • Movement in a stud wall or floor
  • Tiles that are loose or hollow behind

If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Bathroom floors
  • Kitchen splashbacks
  • Shower walls
  • Wet rooms
  • Bathroom wall tiles
  • Tiled floors

How to look after the new joints

To keep the joints looking good and working properly:

  • Avoid neat bleach and strong acid descalers on grout
  • Use a soft brush rather than a wire one
  • Rinse the tiles after showering
  • Wipe or squeegee the shower walls

Check the corner silicone now and then. Corners flex, so the sealant there will need renewing in time.

Stains that will not clean are a sign the grout is breaking down. At this point it’s a simple regrout while the tiles are still sound.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes anything from a few hours to a full day, depending on the area from start to finish. For a tenement in Thornwood, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. We renew the silicone at the corners and edges.

Preparing for the visit

  • Let us know about stairs, lifts or work at height
  • Mention any leaks or damp you’ve noticed
  • Tell us about any previous sealing or DIY attempts

What we are called out for in Thornwood

Movement behind the tiles cracks grout. That can be a loose tile, a flexing floor or a stud wall, which is why we check the tiles first.

Any of these means the joints need attention:

  • A grout colour that no longer suits the room
  • Stained grout that cleaning will not shift
  • Gaps where the shower grout has gone
  • Grout in corners that has cracked

Letting a property close to Partick station? Then clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Questions to ask before you book

  • Which colour the sealant will be
  • How much experience the applicator has
  • Whether all the old sealant comes out first
  • What happens if the job turns out different

10 questions to ask before booking

Thornwood homes and their sealant

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Sandstone tenements are a big part of Glasgow’s housing, so many bathrooms sit right above a neighbour’s ceiling.

For site and facilities teams at buildings such as Thornwood Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
