How we handle window mastic in Whiteinch
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. Common call-outs are for hard, cracked sealant around windows and sealant in the wrong colour for the frame, across uPVC windows, window sills and aluminium frames.
In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. For a flat in Whiteinch, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.
We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

FAQs for Whiteinch
Can you help a landlord with a rental near Jordanhill station?
Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Is Whiteinch in your area for window mastic?
Yes. Our work covers the whole of Scotland, and Whiteinch is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Should I try DIY first?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can you do upstairs windows?
Yes, in most cases. We plan safe access before the job.
Will new mastic stop draughts?
Often, yes. Air often gets in between the frame and the wall, and resealing inside and out closes it.
Surface by surface
Timber windows & doors
Timber moves with moisture as well as heat, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.
Window sills
Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.
How the visit works
On the day, we start by going over the job with you. Surfaces next to the work are protected before any work begins. The work normally takes a few hours for a handful of frames, longer for a whole house. Inside a flat in Whiteinch, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Before we arrive
- Try not to wet indoor joints just before the visit
- Let us know about stairs, lifts or work at height
- Move anything stored near the joints
How to get a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
Advice
What affects the cost of window mastic
Call for a quick quote. What matters most is:
- The old material and how stubborn it is
- Access and height
- Whether there’s mould to deal with
- When we can work, for business premises
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- Whether it has been sealed before
- Pictures of the joints, sent by email
- The address or postcode of the job
- Any access issues, like height or stairs

What we’re called out for in Whiteinch
Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. Backing rod sets the right depth.
Any of these means the joints need attention:
- Damp patches on the reveal after heavy rain
- Cracked internal joints between frame and plaster
- Cold air getting in at the frame edge
- Mastic that has split away from the wall
Schools such as Ladywell School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.
What to look for in a quote
- How long to leave it before use
- Are they insured?
- Whether the sealant suits the joint
- How the colour is chosen
Window mastic in Whiteinch: local notes
Whiteinch is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Rented homes near Jordanhill station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. Homes close to St Paul's Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Leave it or put it right?
Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic usually deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
