Townhead Regrouting
Regrouting for Townhead and the surrounding area: careful preparation, the right product and tidy work. Ask us for a quick quote.
- Dirty, worn grout on a tiled floor
- Corners filled with grout instead of silicone
- Kitchen splashback grout stained by grease
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Regrouting in Townhead, done properly
Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. Once grout starts to crack or wash away, water has a way in behind the tiling. Our job is to rake it out and put new grout in and renew the silicone at the edges. Typical jobs include grout that makes sound tiles look old and cracked or crumbling grout lines, on bathroom wall tiles, shower walls and bathroom floors.
Scotland’s cities have a lot of flats, from sandstone or granite tenements to modern blocks, as well as houses in the suburbs. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

How the visit works
A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It generally takes anything from a few hours to a full day, depending on the area. For a tenement in Townhead, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- Dust and debris are vacuumed out of every joint.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- The corners and edges get new silicone, because grout there would crack.
Getting ready for the visit
- Move anything stored near the joints
- Let us know if you’ve seen damp or leaks
- Tell us about any previous sealing or DIY attempts

Advice
Townhead questions
Can you help a landlord with a rental near Glasgow Queen Street station?
Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Do you take on hotel work around Townhead?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Can you regrout just the shower?
Yes. We will look at the rest of the room too and let you know if more needs doing.
How much does regrouting cost in Townhead?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
Is it worth trying it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
How long does the job take?
A typical job takes anything from a few hours to a full day, depending on the area, including preparation and clearing up. We’ll confirm how long when we quote.
What the job involves on each surface
Shower walls
The grout in a shower takes the brunt of the water. We rake it out and regrout and renew the silicone at the edges.
Corners and edges
Edges are resealed while we’re there, so the whole area is finished together.

What affects the cost of regrouting
Your quote is based on your job. We look at:
- Access and height
- Which sealant suits the joint
- Whether there’s mould to deal with
- The size of the job
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
When you call or email, these details help:
- The address or postcode of the job
- Any access issues, like height or stairs
- What’s wrong with the joints now
- Photos by email, if that is easy
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.
How to look after the new joints
Good habits help new joints last longer. A few tips:
- Look at the sealant in the corners now and then
- Rinse soap off the tiles after each shower
- Do not use strong acidic cleaners on grout
- Have loose tiles looked at early
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.
Once grout cracks, it tends to get worse. Water gets in behind and the tiles can start to loosen, so regrouting early can save a retile.

We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured.
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
When it is not the sealant
A few problems are outside what sealant work can do:
- A floor or wall that keeps moving
- Tiles that have come away from the wall
- A leaking wet room membrane
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Townhead homes and their sealant
Townhead has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Schools such as Allan Glen's School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Rented homes near Glasgow Queen Street station change hands often, and stained grout drags a rental down, and regrouting between lets puts that right.
