Need external mastic in Townhead?

What we’re called out for in Townhead

The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, so it pulls away from the edges.

Most people get in touch when they notice one of these:

  • Leaking joints around cladding and façade panels
  • Rain getting behind render or cladding at a joint
  • Joints pointed up with cement by mistake
  • Old sealant gone brittle and cracked

For landlords with property near Glasgow Queen Street station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Choosing a sealant specialist

About our external mastic in Townhead

We’re ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Some surfaces need a primer before sealing, and we don’t skip that step. We work on joints between brick and frames, brickwork movement joints and render & cladding joints, and common reasons people get in touch are sealant that has lost its bond to the brick or render and movement joints with cracked, split or missing sealant.

Scotland’s cities also have plenty of modern blocks with rendered or clad walls and sealed movement joints. In Townhead, those joints dry out over time and let water in behind the render or cladding.

Your job is guaranteed for a year, as with all our work.

What happens on the day

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Parking in city streets around Townhead can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints

Advice

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Keep movement joints as flexible joints, not mortar
  • Check the sealant is paintable before painting near it
  • Check external joints each spring
  • Wash walls gently around the sealant

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.

Different surfaces, different methods

Cladding and façade panels

Cladding and façade panels are generally separated by sealed joints. Each joint gets a sealant that suits the panel and its movement.

Render joints

Render has movement joints and stop beads that need sealing. They’re resealed in a sealant that suits the render.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Your questions about external mastic in Townhead

Do you work for landlords with property near Glasgow Queen Street station?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

How is work on the outside of a tenement in Townhead usually arranged?

Shared parts of a tenement, such as the roof and outside walls, are usually repaired with the agreement of the owners, often through a property factor. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds do not. Windows often belong to the individual flat, but it’s worth checking your deeds.

How long should I leave it?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Can you quote for more than one area?

Yes. Just list everything you need and you’ll get one quote.

Where do you work from?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

What’s an expansion joint in brickwork?

A vertical gap in a long brick wall is normally a movement joint. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

How we quote for external mastic

Jobs vary more than people expect. The main factors:

  • Whether the work is at height
  • The number of rooms or windows
  • Any mould that needs treating
  • Which sealant suits the joint

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

What to tell us when you ask for a quote:

  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • Photos by email, if that is easy
  • Whether it has been sealed before

Every job is quoted individually, so the first step is telling us about yours. Just drop us a line at info@mrmastic.co.uk with the details.

External mastic in Townhead: local notes

Glasgow’s tenements are largely red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that won’t stain or attack it. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

If you look after a building such as Allan Glen's School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Provand's Lordship, about 0.4 miles south-east, is one of the historic houses in the wider area around Townhead, and older homes nearby need a sealant that suits their walls.
