How we handle new build mastic in Cowcaddens

Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference. If you have internal frame sealant that has split and untidy sealant flagged on a snagging list, we can put it right.

In a Scottish city, commercial floors have movement joints and thresholds that wear under traffic. Those joints, and plot mastic for developers, are part of the work we cover in Cowcaddens.

You are covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

When to call us in Cowcaddens

The wrong product is sometimes used in the wrong place: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

Keep an eye out for any of the following:

  • Gaps between new skirting and floors
  • Shower seals failing in the first year or two
  • Worktop and upstand sealant coming away
  • Sealant that never bonded to the surface

Around Cowcaddens, as everywhere, new build mastic is only as good as the preparation behind it.

Before you book anyone

  • Whether all the old sealant comes out first
  • How hidden problems are handled
  • Which colour the sealant will be
  • How much experience the applicator has

Joints and finishes in Cowcaddens homes

Cowcaddens is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.

For new homes near Charing Cross (Glasgow) station, it’s worth checking the sealant early, while snags are still fresh.

Questions from Cowcaddens

Is new build mastic in Cowcaddens guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover Cowcaddens for new build mastic?

Yes. Our work covers the whole of Scotland, and Cowcaddens is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Are you insured?

Yes. We’re fully insured, and we can confirm the details when we quote.

Where is Mr Mastic based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

Do you work for letting agents?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Do you work for developers?

Yes. We work through plots to your schedule ready for handover. Tell us the plots and the joints involved for a clear quote.

Can I send you my snagging list?

Yes. Photos of each sealant item help us quote. Items that need a plumber, tiler or the builder are flagged.

DIY versus a professional finish

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we can’t put right

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Broken tiles or a split tray
  • Your warranty claim itself, which is between you and the builder
  • Leaks from pipes, valves or wastes, which need a plumber

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

How it works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the number of plots. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Cowcaddens, it helps to know the floor, the door entry arrangements and the nearest parking.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height
  • On commercial sites, let us know about site rules

Advice

For landlords and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Hotels need rooms back in use, so the work can be planned room by room. We’ve worked in hotels as well as homes and businesses.

What the job involves on each surface

Skirting and floors

Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant in a matching colour.

How to look after the new joints

To keep the joints looking good and working properly:

  • Check bath and shower seals every few months as the house settles
  • Record problems with dated pictures
  • Avoid running a DIY bead over the old one
  • Clean sealant with mild detergent, not abrasives

Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.

Don’t let the snagging period run out with sealant problems unreported. After that, putting it right may fall to you.
