Honest limits

New sealant can’t fix everything, and we will tell you before work begins. Sealant won’t put right:

  • Cracks in the tray itself rather than the joint
  • Water coming from the plumbing rather than the joint
  • Tiles that have come away from the wall

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Bathroom resealing in Cowlairs

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you’re dealing with shrunken sealant along the back of a worktop and two layers of silicone, both failing, we can put it right, whatever the surface.

Tenement flats are common in all four of Scotland’s big cities, alongside suburban houses and modern blocks. With flats above and below, a leak from a tired seal can reach the flat underneath, and that’s as true in Cowlairs as anywhere in the city.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Cowlairs questions

I’m in a tenement in Cowlairs. Could worn sealant affect the flat downstairs?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you work for hotels and guest houses in Cowlairs?

Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.

My sealant has gone black. Can you sort it?

Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

When can I use the bath or shower again?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

I rent my home. Can I book you?

Yes. Ask your landlord first, and we can send them the quote if that helps.

Where is Mr Mastic based?

We work from Crawley. We cover Cowlairs and the rest of Glasgow.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

What the job involves on each surface

Wet rooms

Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. Proper degreasing is what helps the new joint last.

What we are called out for in Cowlairs

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone cannot grip the old bead underneath, so it peels, leaks and hides mould behind it.

If you can see any of these, it’s time to have the joints looked at:

  • Damp behind the bath or under the tray
  • Lumpy, uneven sealant from a DIY attempt
  • Water escaping at the shower enclosure
  • Shrunken sealant along the back of a worktop

For landlords with property near Ashfield station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How we quote for bathroom resealing

Your quote is based on your job. We look at:

  • The old material and how stubborn it is
  • Which sealant suits the joint
  • Whether there’s mould to deal with
  • The amount of work

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

Helping us quote

Before you ask for a quote, have a think about:

  • Photos by email, if that’s easy
  • Where the property is
  • Whether it has been sealed before
  • How we’d reach the joints

Getting a quote is simple: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand.

What happens on the day

The work is kept neat and contained to the joints we’re treating, so you can get on with your day. The job normally takes a couple of hours for a single bath or shower, and we explain the cure time before we leave. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Cowlairs, tell us the floor, how the door entry system works and where we can park nearby.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

How to prepare

  • Clear items away from the joints we’re working on
  • Try not to wet indoor joints just before the visit
  • On commercial sites, let us know about site rules

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Keep bottles off the sealant line
  • Wipe up water along the back of the worktop
  • Check the joints every few months for splits or lifting
  • Never pick at the silicone with a blade

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.

Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
