Bathroom resealing for homes and businesses in Giffnock
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on baths, wet rooms and basins & vanity units, and people most often call us about water escaping at the shower enclosure and sealant that has split, shrunk or peeled away.
Scottish water is generally soft, so homes in a town like Giffnock see less limescale than many parts of England. But mould still finds its way into sealant and grout wherever a room stays damp.
We stand behind the work with a one-year guarantee.

Honest limits
In fairness, there are a few things sealant won’t fix:
- A cracked shower tray or bath (that needs repair or replacement)
- Loose or hollow tiles, or failed tanking behind them
- Water getting in through the grout rather than the sealant
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

How the visit works
We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. A visit in Giffnock needs three things planned: access, parking and where the work is. Outdoor jobs need a dry day, so they can move if the weather turns.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
How to prepare
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints
- Tell us about any previous sealing or DIY attempts

Advice
Giffnock questions
What guarantee comes with bathroom resealing in Giffnock?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Can you do bathroom resealing in Giffnock?
Yes. We work across all of Scotland, and Giffnock is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
What does bathroom resealing cost?
Size, access and the old material all affect the cost. Call for a quick quote.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
Can tenants book the work?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Can you just seal over the old silicone?
No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
For landlords and businesses
From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.
Hotels need rooms back in use, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Leave it or put it right?
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back. If we find a deeper problem, you will hear it from us. In Giffnock, wind and rain soon get through failed outside joints. Indoors, failed sealant lets water into floors and ceilings.
What you pay reflects the work, not guesswork. That is why we ask a few questions first.

Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What we’re called out for in Giffnock
Baths and trays move. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.
These are the problems we are asked about most:
- Failed sealant on the screen profile
- Water getting behind the kitchen upstand
- Black mould in the silicone that won’t clean off
- Cracked, shrunken or lifting silicone
If you look after a building such as Hillpark Secondary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Keeping the joints in good condition
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Clean with a mild bathroom cleaner and a soft cloth
- Check the joints every few months for splits or lifting
- Run the extractor fan during and after every shower
- Give the silicone its full cure time
Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

Bathrooms and kitchens in Giffnock
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For landlords with property near Williamwood station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Orchardhill Parish Church and Hall, older homes can move a little, which is hard on rigid grout and tired sealant.
