Cairns homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
For site and facilities teams at buildings such as West Coats Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Kirkhill station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Bathroom resealing for homes and businesses in Cairns
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you are dealing with leaks into the floor or ceiling below and two layers of silicone, both failing, we can put it right, whatever the surface.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.
You get a 12-month guarantee, the same in Cairns as everywhere else we work.

When it isn’t the sealant
Sealant is not the answer to every problem, and we’ll tell you before we start. Sealant won’t put right:
- Cracks in the tray itself rather than the joint
- Failed grout lines across the wall
- A leaking waste, trap or valve
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
What we seal
- Wet rooms
- Baths
- Basins & vanity units
- Kitchen worktops & upstands
- Shower trays & enclosures
- Sinks & splashbacks
What affects the cost of bathroom resealing
The price is agreed before any work begins. It takes into account:
- The type of sealant required
- When we can work, for business premises
- Access and height
- How many rooms, windows or areas are involved
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.
Helping us quote
When you call or email, these details help:
- If someone has resealed it before
- Photos by email, if that is easy
- The problem you’ve noticed
- How we’d reach the joints
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
Questions from Cairns
Do you cover smaller places like Cairns?
Yes. Cairns is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Kirkhill station. Can you help?
Yes. We work for landlords and agents as well as homeowners. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Can I add another job to the visit?
Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
How long does a bath or shower reseal take?
Allow a morning or an afternoon for most single baths and showers. We’ll confirm how long your job needs when we quote.
Is there any odour?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Can I do it myself?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
How long does the new silicone need before I use the shower?
Generally after around 24 hours. You will get the exact cure time before we leave.

Why it’s worth doing now in Cairns
A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
Why book with us

The process
Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes a morning or an afternoon for most single baths and showers. Somewhere like Cairns may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- Let us know about parking restrictions
- Mention any leaks or damp you’ve noticed
- Try not to wet indoor joints just before the visit

Related advice
Keeping the joints in good condition
Simple care keeps the joints in good condition. We recommend:
- Run the extractor fan during and after every shower
- Wipe the sealant dry after showering
- Wipe up water along the back of the worktop
- Avoid abrasive pads on the sealant
Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.
Small signs come before a leak: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Signs you need bathroom resealing in Cairns
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
These are the problems we are asked about most:
- Leaks into the floor or ceiling below
- Two layers of silicone, both failing
- Leaking joints on a shower screen
- Cracked, shrunken or lifting silicone
For an older house near a landmark such as Cambuslang Baptist Church, walls and floors in older homes can move, and sealant and grout show it first.
