Bathroom resealing in Carmyle

Bathrooms and kitchens in Carmyle

Sandstone tenements are a big part of Glasgow’s housing, where most bathrooms sit above another flat. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you look after a building such as Carmyle Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

About our bathroom resealing in Carmyle

Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have two layers of silicone, both failing and shrunken sealant along the back of a worktop, we can help.

From stone-built tenements to new flats and suburban houses, Carmyle is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

Each job carries a 12-month guarantee.

Common problems we fix in Carmyle

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

If you can see any of these, it’s time to have the joints looked at:

  • A joint torn by a bath that flexes
  • Lumpy, uneven sealant from a DIY attempt
  • Shrunken sealant along the back of a worktop
  • Water getting behind the bath panel

For landlords with property near Carmyle station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions to ask before you book

  • What preparation is included
  • Whether the sealant suits the joint
  • What happens if the job turns out different
  • How long to leave it before use

Our hiring checklist

The process

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Carmyle, tell us the floor, how the door entry system works and where we can park nearby.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • Let us know about parking restrictions
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed

Landlord and commercial work in Carmyle

We work for landlords and letting agents as well as householders. Sealant work between tenants keeps a property looking cared for.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

What happens if it’s left?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Private landlords in Carmyle must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Carmyle questions

I let a flat near Carmyle station. Can you help?

Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.

Do you cover Carmyle for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Carmyle is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Can I choose the colour of the sealant?

Most people choose white or clear, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

What sealant work can’t fix

We’ll always be straight with you, so here’s what new sealant will not do:

  • Water getting in through the grout rather than the sealant
  • Loose or hollow tiles, or failed tanking behind them
  • A tray that rocks until it’s re-bedded

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

  • Any access issues, like height or stairs
  • Where the property is

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
