How we handle window mastic in Neilston

From a single sill to a whole house of windows, the work is priced before anything is done. Just email us at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. We are often asked to deal with draughty joints inside around the window and sealant in the wrong colour for the frame, across aluminium frames, timber windows & doors and uPVC windows.

In and around a place like Neilston, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.

You get a one-year guarantee, the same in Neilston as everywhere else we work.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a morning for a couple of windows and a door, depending on how much there is to do. Outside jobs in Neilston need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any leaks or damp you’ve noticed
  • Mention any tricky access

Advice

When to call us in Neilston

Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, while a joint packed solid can’t stretch. Backing rod sets the right depth.

It’s worth asking for a quote if you see:

  • Water coming in at the bottom corners of a door
  • Hard, cracked sealant around windows
  • Mastic that is falling out in pieces
  • Cracked sealant at the sill ends

In the older streets around Neilston Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Your questions about window mastic in Neilston

Can you help a landlord with a rental near Neilston station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you cover Neilston for window mastic?

Yes, Neilston is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will send you a clear quote.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Do you have sealant for grey or black windows?

Yes, we choose a colour to suit the frame. Grey and black frames get grey or black sealant, and wood-effect frames normally suit brown.

Is the work guaranteed?

Yes. Every job comes with our one-year guarantee, and we are ARBOMaster approved applicators.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Where do you work from?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Windows and doors in Neilston

The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Rented homes near Neilston station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints. If you look after a building such as St Thomas's School, larger buildings have plenty of frames, and the mastic around each one ages.

How we quote for window mastic

Call for a quick quote. What matters most is:

  • Access and height
  • The old material and how stubborn it is
  • Which sealant suits the joint
  • When we can work, for business premises

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

What we need to know

To help us quote quickly, let us know:

  • The problem you’ve noticed
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • Any access issues, like height or stairs

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

What the job involves on each surface

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

Composite doors

Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. We match the colour to the frame.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Wipe condensation off the frames
  • Keep paint off silicone joints
  • Avoid harsh chemicals near the mastic
  • Keep drainage slots and sill grooves clear

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.
