Window mastic in Thornliebank

How the visit works

There is not much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes most of a day for a typical house, less for a few frames, including the tidy-up. Inside a flat in Thornliebank, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed

About our window mastic in Thornliebank

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. We work on timber windows & doors, uPVC windows and composite doors, and people most often call us about rain getting in at the frame or under the sill and draughty joints inside around the window.

In a Scottish city, many flats have windows two, three or four floors up, so the mastic outside can go unchecked for years. Access is the first thing to plan for a job in Thornliebank.

All of our work is guaranteed for twelve months.

Surface by surface

Composite doors

Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. The bead is colour-matched to the frame.

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We will tell you which suits your home.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • A door that needs adjusting, rehanging or new seals
  • Damp problems in the wall away from the window
  • A failed sealed unit that has misted up

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Thornliebank homes and the weather

Thornliebank is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, and many buildings use a factor to arrange it. Who owns the windows depends on the title deeds.

Schools such as Eastwood High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Whitecraigs station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Thornliebank is about 1 mile west of Giffnock, in Glasgow. Thornliebank gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Across Glasgow, we cover 183 places, Thornliebank among them.

Work for landlords, hotels and businesses

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Thornliebank questions

Do you work for landlords with property near Whitecraigs station?

Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Do you cover Thornliebank for window mastic?

Yes. Our work covers the whole of Scotland, and Thornliebank is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear price.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Can you do the inside joint as well?

Yes. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.

Do you work on first-floor windows?

Normally, yes. We plan safe access before the job.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Leave it or put it right?

Resealing frames is a short job: it takes anything from an hour or two to a full day, depending on how many frames there are. Wait for damp to appear and there may be plaster and decorating to sort out too. Private landlords in Thornliebank must meet the Repairing Standard, and damp or leaks can fall short of it, so it’s worth fixing failed sealant before a tenant reports it.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Walk round the house once a year and look at the joints
  • Clear any debris from frame drain holes
  • Don’t use solvent cleaners on the joint
  • Repaint timber before it’s bare

Most silicone sealants won’t take paint, so mention any painting plans before any work starts. We can use a paintable sealant where that matters.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.

What we’re called out for in Thornliebank

Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. A sealant that can’t keep up eventually tears.

It’s worth asking for a quote if you see:

  • Mastic that has split away from the wall
  • Cracked sealant at the sill ends
  • Whistling draughts around closed windows
  • Rushed sealant from a window installation

Pollok House, about 1.9 miles north, is one of the historic houses in the wider area around Thornliebank, and older homes nearby need a sealant that suits their walls.

What to look for in a quote

  • What happens if the job turns out different
  • What the cure time is
  • How the joint is cleaned and prepared
  • Whether VAT is included
