Window & door mastic in Eastwood, Glasgow
Problem with your window and door frames in Eastwood? We cut out the old, prepare the joints and apply the right sealant.
- Black, perished sealant on frames

About our window mastic in Eastwood
A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. If you are dealing with cracked sealant at the sill ends and hard, cracked sealant around windows, we can put it right, whatever the surface.
Sash and case windows are a feature of older tenements in all four Scottish cities, though many have since been replaced. Whether you’re in a tenement flat or a house in Eastwood, the joint between frame and wall is what keeps the weather out.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

FAQs for Eastwood
How is work on the outside of a tenement in Eastwood generally arranged?
It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not.
Is Eastwood in your area for window mastic?
Yes, Eastwood is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Do you do commercial work?
Yes. We’ve worked for hotels, offices and other businesses.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Do you seal inside as well as outside?
Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.
Can you do several jobs on one visit?
Yes. Several rooms, windows or areas can go on one quote.

Landlord and commercial work in Eastwood
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Why it’s worth doing now in Eastwood
Running fresh sealant over the old joint is tempting, but new sealant cannot bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Scottish rain finds any gap around a frame or wall joint, and in Eastwood, damp can spread through stone and plaster before anyone sees it.
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Common problems we fix in Eastwood
Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid can’t flex. That’s what backing rod is for.
People generally contact us after spotting something like this:
- Rushed sealant from a window installation
- Rain getting in at the frame or under the sill
- Gaps where the sill meets the wall
- Draughts coming in around windows and doors
Managing a site like Hillpark Secondary School? Then the mastic around its windows and doors needs looking after like any other building’s.

When it isn’t the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Faulty window hardware
- Soft or decayed wood in the frame
- Damp problems in the wall away from the window
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.
Joints and surfaces we work on
- Window sills
- Timber windows & doors
- Patio & French doors
- uPVC windows
- Aluminium frames
- Composite doors
Looking after it afterwards
How long the joints last depends on use and care. We suggest:
- Walk round the house once a year and look at the joints
- Don’t paint over the silicone
- Clear any debris from frame drain holes
- Ventilate rooms so frames do not stay wet inside
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
What happens on the day
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. Parking in city streets around Eastwood can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
How to prepare
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we’re working on
- Mention any parking rules near the property

Frames and glazing around Eastwood
Much of Glasgow is built from red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that won’t stain or attack it. Under the Tenements (Scotland) Act 2004, shared parts of a tenement, such as the roof and outside walls, are looked after by the owners together, and many buildings use a factor to arrange it. Windows usually belong to the flat, but the title deeds have the final say.
Homes close to Pollokshaws Parish Church include some older properties, and the joint between an old wall and a newer frame is normally the first place rain gets in. For landlords with property near Thornliebank station, renewing tired window mastic between tenants heads off draught and damp complaints.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
