Eastwood: your questions answered

Is Eastwood in your area for commercial sealant?

Yes. Our work covers the whole of Scotland, and Eastwood is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is commercial sealant in Eastwood guaranteed?

All our work, in Eastwood and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Can the hotel stay open while you work?

Yes. Rooms are done a few at a time, keeping most rooms available. Housekeeping are told when each room can be let again.

Can you start early or work out of hours?

In many cases. Let us know when the building is quietest, and we will plan the work around them.

How soon can a room be used after resealing?

Plan for around 24 hours, or the cure time we give for that area. A room-by-room programme keeps only a few rooms out at once.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned before resealing.

Do you offer different sealant colours?

In most cases you can choose. We will explain which colours are available and agree one before work begins.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit.

Commercial sealant in Eastwood

Student halls, care homes and supported housing have many similar bathrooms. A room-by-room programme keeps the job organised, fitting around residents and staff. If you have failed floor-level joints in accessible wet rooms and washrooms that need sorting before an inspection, we can put it right.

In Scotland’s cities, hotels and student accommodation need sealant work done without emptying the building, so work in Eastwood can be planned room by room, and out of hours where needed.

Every job comes with a 12-month guarantee, wherever you are in Glasgow.

Commercial sealant in Eastwood: local notes

Private landlords in Scotland must meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.

If you look after a building such as Hillpark Secondary School, busy washrooms and kitchens can be resealed in phases so they stay open. For landlords with property near Thornliebank station, we can quote for one property or a whole portfolio of rentals.

Eastwood is about 1 mile north-west of Giffnock, in Glasgow. Eastwood gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Across Glasgow, we cover 183 places, Eastwood among them.

Different surfaces, different methods

Student & care accommodation

Care homes need careful planning around residents, and staff are told when each bathroom can be used.

Office washrooms & kitchens

A row of basins on a vanity top has a long joint that collects water. We renew it in one tidy, continuous bead.

The process

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes as long as the scope needs, from one welfare room to a full building for a typical job. Inside a flat in Eastwood, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. We walk the site with you and agree the rooms, the order and the hours.
  2. Room by room, we protect the area and remove all the old sealant.
  3. We clean the joints, treat any mould and let them dry.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. Each room is checked and handed back with its cure time.

How to prepare

  • Clear items away from the joints we’re working on
  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Common problems we fix in Eastwood

A rushed reseal between guests rarely lasts. Sealing over old silicone, sealing wet joints or using the wrong product means the joint fails again soon.

The most common problems we see are:

  • Black, stained silicone in guest bathrooms
  • Tired sealant ahead of a health and safety audit
  • Leaks from showers into rooms or ceilings below
  • Silicone laid over old silicone by a previous contractor

For buildings such as Pollokshaws Parish Church, halls and community kitchens see heavy use, and their sealant shows it.

What we can’t put right

Sealant isn’t the answer to every problem, and we will tell you before work begins. It will not solve:

  • Tiles coming off the wall
  • Extraction that is not working, which needs an electrician or ventilation contractor
  • Faulty shower valves and leaking traps

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Quotes for commercial sealant in Eastwood

For a quick quote, just ask. The main things that affect it are:

  • The number of rooms or windows
  • When we can work, for business premises
  • Whether the work is at height
  • Which sealant suits the joint

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • Roughly how big the job is

Asking for a quote is easy: tell us what needs doing and where. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Act on lifting sealant before it leaks
  • Note the date each area was done
  • Give housekeeping the cure time for every room
  • Check extract fans are actually running

We give a cure time for every area we finish, usually around 24 hours. Pass it on to housekeeping or cleaners so nobody showers or cleans the joint too early.

Rooms out of use cost a hotel or landlord money. Small sealant faults caught early can be fixed between bookings or tenancies, instead of turning into a leak that closes the room.
