What affects the cost of fire rated sealant

For a quick quote, just ask. What matters most is:

  • Working hours on commercial sites
  • Whether the work is at height
  • Any mould that needs treating
  • How much old sealant there is and how hard it is to remove

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Roughly how big the job is
  • The problem you’ve noticed
  • How we’d reach the joints
  • The type of property

How we handle fire rated sealant in Eastwood

Until it’s heated, intumescent sealant behaves like an ordinary sealant; in a fire it expands into the joint. Which product suits a gap depends on its width, the materials either side and what runs through it. Typical jobs include unsealed gaps where pipes and cables go through a wall and new service routes left unsealed after building work, on pipe & cable gaps, flats & HMOs and plasterboard & masonry.

Scotland’s cities have offices, hotels, student flats, care homes and tenement blocks looked after by factors. For a building in Eastwood, the job might be washroom resealing or fire-rated sealant around service openings.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

When it isn’t the sealant

It helps to know what we cannot do:

  • Problems with the door itself rather than the gap around the frame
  • Sign-off of the building, which sits with building control or your assessor
  • Assessing a building’s fire safety

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

Joints and surfaces we work on

  • Flats & HMOs
  • Pipe & cable gaps
  • Service penetrations
  • Linear gaps
  • Plasterboard & masonry
  • Door frames

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Flag any open gap you spot round a pipe or cable
  • Store the list of sealed gaps with your building paperwork
  • Include fire stopping when you schedule refits
  • Ask every contractor to reseal any fire stopping they disturb

Tell other trades that the gaps have been sealed, and ask them to reseal anything they cut through. A lot of damaged fire stopping comes from later work.

Open gaps do not only matter in a fire: they also let noise, draughts and sometimes pests through. Dealing with them early helps with all of these.

Eastwood questions

I let a flat near Thornliebank station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Is Eastwood in your area for fire rated sealant?

Yes. Our work covers the whole of Scotland, and Eastwood is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Will the old sealant be removed?

Yes. All of the old material is cut out and the joint cleaned.

Do you work in flats, HMOs and commercial buildings?

Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Tell us how the building is used and we will plan around it.

How do I get a quote for fire rated sealant in Eastwood?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do I need to be at home?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that normally means someone at home.

Can I do it myself?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

What we do, step by step

We bring everything the job needs with us, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to several days, depending on how many gaps there are. In a city area like Eastwood, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that is not fit for the job comes out, and the gap is cleaned.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.

Fire rated sealant around Eastwood

In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

If you look after a building such as Hillpark Secondary School, fire-stopping around service openings should be restored whenever new services go in. Community buildings like Pollokshaws Parish Church are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

Do you need fire rated sealant in Eastwood?

Gaps around door frames are easily missed. The gap between the frame and the wall is hidden behind the architrave, so it’s easy to leave unsealed when doors are changed.

Look out for these signs:

  • Cracked or shrunken fire-rated sealant
  • Gaps left after a refit or conversion
  • Ordinary sealant used where a fire-rated product was needed
  • Fire stopping disturbed by later work

For landlords with property near Thornliebank station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What your quote should include

  • The length of the guarantee
  • Whether they seal over old material or remove it
  • How long to leave it before use
  • Who does the work, and how experienced they are

Surface by surface

Plasterboard walls

Many fire-resisting walls in flats, offices and conversions are plasterboard. The sealant has to be one tested in plasterboard for each gap size.

Door frames

We deal with the gap around the frame, not the door. Doors, seals and closers are for a door specialist and we will mention anything we notice.
