Commercial & hotel sealant in Woodlands, Glasgow

Problem with your washrooms, bathrooms and kitchens in Woodlands? We cut out the old, prepare the joints and apply the right sealant.

  • Split sealant around staff kitchen worktops and sinks
  • Too many rooms to reseal without closing the building
  • Water marks on ceilings under bathrooms

Commercial sealant in Woodlands

Commercial sealant in Woodlands, done properly

In showers and washrooms we use anti-fungal sanitary silicone, with a food-safe sealant by kitchen sinks where needed. Products include Arbo and Everbuild sealants, chosen to suit each joint. If you have split sealant where wet room floors meet walls and large numbers of bathrooms needing the same work, we can help, whatever the surface.

In Scotland’s cities, hotels and student accommodation need sealant work done without emptying the building, so work in Woodlands can be planned room by room, and out of hours where needed.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Do you need commercial sealant in Woodlands?

Quick fixes come back quickly. Sealing over old silicone, sealing wet joints or using the wrong product all lead to the same thing: another reseal before long.

It’s worth asking for a quote if you see:

  • Tired sealant in let properties
  • Tired sealant ahead of a health and safety audit
  • Split sealant where wet room floors meet walls
  • Washroom sealant that looks dirty however often it’s cleaned

If you let a flat or house near Charing Cross (Glasgow) station, we can quote for one property or a whole portfolio of rentals.

Questions to ask before booking

  • What guarantee comes with the work
  • Are they insured?
  • How the surfaces are prepared before sealing
  • Is the old sealant removed completely?

Landlord and commercial work in Woodlands

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

How we quote for commercial sealant

You will get a clear quote before we start. It’s based on:

  • When we can work, for business premises
  • Whether the work is at height
  • Any mould that needs treating
  • The size of the job

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will go through it with you.

What to tell us for a quote

What to tell us when you ask for a quote:

  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel
  • Where the property is

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

What happens if it’s left?

In a building with rooms above rooms, a failed shower seal can soon show on a ceiling below. That means a second room out of use and a repair to pay for. A reseal now avoids that. Scottish rain finds any gap around a frame or wall joint, and in Woodlands, damp can spread through stone and plaster before anyone sees it.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

What you get with us

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Check the joints during routine room inspections
  • Ask cleaners to go gently on the silicone
  • Give housekeeping the cure time for every room
  • Log resealing so you know what’s due

Squeegees in guest and staff showers help: walls and trays dry faster, and so does the sealant.

Watch for the warning signs: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. Any of these means the joints need attention.

What commercial sealant looks like in Woodlands

In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that. There are hotels and other places to stay in and around Woodlands. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.

For buildings such as St Silas' English Church, any kitchen and washrooms need the same sealant care as any other building. If you look after a building such as College of Piping, sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

What happens on the day

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes a few hours per room, so whole buildings are phased in most cases. Inside a flat in Woodlands, the job is planned with you; outside, shared parts may need the factor or other owners involved. It helps to know which it is when you get in touch.

  1. The first visit is a look round the site to agree the scope.
  2. We agree when we will work, with early or out-of-hours slots where they can be arranged.
  3. Each area is protected and stripped of old sealant.
  4. Once dry, every joint is resealed and tooled.
  5. Housekeeping or site staff are told when each area can be used.

Preparing for the visit

  • Keep children and pets away from the work area
  • Let us know about parking restrictions
  • Tell us about any previous sealing or DIY attempts

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

How long does commercial sealant take?

As a guide, most jobs take a few hours per room, so whole buildings are phased. Larger jobs naturally take longer, and we will tell you how long to expect.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Different surfaces, different methods

Retail & leisure sites

Changing areas and showers at leisure sites are wet all day, so joints are sealed with anti-fungal sanitary silicone.

Welfare facilities

Shower rooms in welfare blocks get heavy use and need sound joints. Anti-fungal sanitary silicone is used throughout, including accessible wet rooms.
